| During the period 2015 to 2018,the government has set the tone for the real state industry,which was from ’destocking’ to ’housing is for living in,not for speculation’ to’curbing the rise of housing prices’,and the real estate companies must change with the policy in order to survive and develop.This paper takes Guangzhou AA Real Estate Project as the subject of study.It analyzes the speed of investment income turnover and come to the conclusion that the development mode with fast turnover can bring more investment income under the condition of the same development cycle and development capital.In the development mode with fast turnover,the need for capital is large on the initial stage.Thus projects need to involve partners to have a better use of the developer-mode with fast turnover by analyzing the situation of these partners’ investment income and calculating equity ratio intervals which can be transferred by the SD Property Development Company.First of all,this paper introduces the synopsis of Guangzhou AA Real Estate Project and points out the two most critical decision-making items-the confirmation of the development mode and the transferable equity ratio intervals for negotiation under the circumstances of cooperation development.In the second place,after analyzing the investment income of AA Real Estate Project,it can be concluded that with the same development cycle and development capital,the investment income with fast turnover is higher than with slow turnover in the cases of owned funds and development loans,therefore,the mode of fast turnover is adopted in AA Project.Eventually,on the premise of AA Project adopt cooperation development,it analyzes the situation of these partners’ investment income and calculates equity ratio intervals which can be transferred by the SD Property Development Company in the cases of partners undertake all or a part of the construction funds.This paper combines theory with practice,and hopefully it can provide real estate projects with advice on how to make fast turnover and cooperative development project come true. |
