Along with China`s aging population increasing rapidly, the demands of aged are on the increase. In order to cope with the advent of the aging society, government has been enacted many policies for the aged. Old-aged industry has become the most important and lucrative in China. At present, many Real Estate Enterprises have involved into old-aged real estate. “Silver economy” will bring enormous benefits in the future, so various capitals hope invest into it. Contradict with the prospect has many advantages, the old-aged real estate has the characteristics of high investment and slow output. Real Estates Enterprises are confronted with perplexity of how to gain.With analysis of macro-environment, industrial environment and current development status, and the old-aged real estate lessons from the developed countries, the paper researches the development mode of old-aged real estate through influencing factors.The kernel of old-aged real estate is elderly-oriented design and old-aged service facilities. Corporate Real Estate should be the provider of old-aged services, and converses it`s role among developers, operators and investors according to specific old-aged real estate project. The paper gives feasible advices for development mode, financing mode, operation and management mode, profit mode, etc. Meanwhile, basic services, recreational services, medical services, care services and home-community-medical-institutions integrated services for seniors should be provided in the old-aged real estate project.
