Research On Coordination Of Design Management In Real Estate Development Enterprises

Design management as an important part of the real estate enterprise management,the efficiency and quality of the integration of resources is directly related to the success of the project,also determines the formation of the development and the core competitiveness of enterprises.However,during the design management process,the real estate internal departments often face the phenomenon of the design result exceeding the limitation of cost,design drawings do not correspond with the actual scene,and the problem of liability deniability,the main reason is lack of effective coordination of design management.The lack of inter-agency coordination makes the conflicting information among departments,which not only reduces the efficiency of design decisions,but also leads to the deterioration of inter-departmental relations,which impedes the smooth progress of the project.Therefore,it is necessary to study the coordination between departments during design management in real estate development enterprises.This paper takes the coordination of design management in real estate enterprises as the research object,the specific research objectives include: 1)exploring the specific forms of coordination and the factors influencing the selection of coordination modes during the design management;2)analyzing the influence of different types of coordination methods on design management performance.First of all,through literature review,this paper preliminarily summarized the meanings and dimensions of coordination,the factors that influence the choice of coordination modes and the performance of coordination,which form the basic theoretical framework of this study.Secondly,through collating the design management methods,the process of design management,domestic and foreign design management literature of the real estate development enterprise,we identified the the obstacles,methods,factors and performance of coordination in the process of design management,and further verified and improved the identified elements through interviews,so as to form the questionnaire.It determined that plans,rules,standards,information system,expression,level coordination,team meeting,and ad-hoc communication,7 types of coordination,interdependence,uncertainty,trust,three factors that influencing the selection of the way the design is coordinated,as well as efficiency and satisfaction,the two indicators used to measure performance,so as to make assumptions and model construction.In this paper,323 valid questionnaires were collected as samples,and the hypothesis model was verified by structural equation model.The main conclusions are as follows: real estate design coordination modes can be divided into the objective coordination and coordination by mutual adjustment,each coordination mode can promote the improvement of performance,and the objective coordination mode has the most significant effect on performance improvement.Interdependence and uncertainty affect the choice of coordination,high uncertainty increases both the need for objective coordination and coordination by mutual adjustment,interdependence increases the need for coordination by mutual adjustment,and trust doesn't have an impact on the choice of the coordination modes.Finally,through analyzing and discussing the results of the empirical analysis,it puts forward suggestions on how to improve the performance of coordination during design management from the aspects of promoting and ensuring the use of coordination modes,including strengthening the management of design management plan,document data and team meetings,strengthening the standardization of design management and the popularization and application of informatization,improving the comprehensive ability of real estate design managers,improving the training and incentive measures,and puts forward some research problems and prospects of this paper.
