Research On The Main Factors Affecting The Cost Management Of Design Stage In Real Estate Development Enterprises

In real estate development process, the design has an effect upon the time, cost andquality of the project, but also is the best point to control the cost of theproject.Improving the cost management level of the design phase, not only has strongreality guiding value, for example, it will significantly improve the real estatedevelopment enterprise’s competitive power, and promote long-term healthydevelopment of the enterprise, but also has important significance of academic research.This paper attempts to study the cost management of the design phase from theperspective of management in the real estate development enterprise. By analyzingrelated literatures of the design management and cost management, combined with thecurrent research status of cost management of design stage in real estate developmententerprises, this paper establishes the angle of influencing factors to research the costmanagement of design stage in the real estate development enterprises, on the one hand,it will perfects the theoretical research, on the other hand, it contributes to proposingtargeted management measures by identifying the main influence factors, in order tomore effectively improve cost management results of the design phase.In order to achieve the above objectives, this paper firstly analyses and researchesthe literatures of design management, and cost management of the design phase, so asto have the of understanding to the essence of the design, the essence of the designmanagement, the cost management results of the design phase, and these also lay a solidtheoretical foundation for this paper. And then, a large number of reports on factorsbegin on the basis of this combining theory with practice, which is the core of this study.Through the literature analysis of the cost management of the design phase, the paperidentifies a series of factors from two aspects of the design units and owners, andsummarizes the factor system effect of the cost management of design stage in realestate development enterprises. And then it is designed the factor questionnaire aboutthe reasons of cost management performance poorly of the design stage in the realestate development enterprises on the basis of the factor system, and through thedevelopment of survey to collect data, the paper uses the principal component analysismethod to analysis, so as to identify the main influence factors of cost managementeffectiveness in the design phase. Finally, the paper puts forward concrete suggestionmeasures from three aspects of human resources management, organization system construction, management of key points according to the identified main factors, so asto grasp the key problem to effectively improve the results of cost management in thedesign phase.
