At present, the Chinese real estate industry is in a period of change to the Silver Age, as the industry increasingly competitive, market concentration further enhanced by the golden age, regional differentiation serious, Hengqiang pattern emerged. Next to the real estate industry will continue to go stock, structural adjustment as the core of enterprise capacity requirements increase, more attention grasp of customer needs,quality and efficiency of the competition. Construction First Division Group Real Estate Development Co., Ltd.(hereinafter referred to as "the construction of a real estate company Board") as China Construction Bureau(Group) Limited, a wholly-owned subsidiary, affected the main construction industry thinking curing the parent company, in order to adapt to the changing environment, changes in the real estate business, the urgent need to improve their standard of real estate companies mature modern enterprise management system.Enterprise performance management system is to achieve the ultimate goal of driving force to key performance indicators and targets set for the carrier, it is one of the basic system of enterprise management. It can not only enhance their decision-making ability, and efficient performance management system is also an important tool for enterprises to achieve operational objectives. Office real estate company in the construction of a conventional performance management focuses primarily financial indicators, greater emphasis on results-oriented indicators, while ignoring the important role of indicators in other dimensions of their production and management, resulting in performance process management is often a mere formality,with its the drawback is that to the target is not reached has been unable to make up.Therefore, in carrying out performance management, performance management and allow the effective integration of enterprise development strategies, considering eachdimension index is an important factor in the performance management can eventually achieve enterprise operational objectives.At present, the real estate companies in the benchmark is the usual performance management theory is the Balanced Scorecard(BSC), the core of the theory is starting from the point of view of the enterprise strategy, combined with various dimensions of performance measures, including financial dimensions, customer satisfaction, internal operation dimension, learning growing dimensions, multiple aspects: through the assessment of enterprise management of comprehensive index to reflect the long-term and short-term goals between balance, financial and non-financial indicators between the balance, the process and the result of balance,external and internal balance, management performance and operating performance of the balance. Therefore, the balanced scorecard has been more and more applications in the enterprise, but its practical application is often less than ideal.This paper argues that, in order through the application of the Balanced Scorecard to achieve business objectives better realization, combined with their own actual needs and to improve utilization. Especially for the construction of a real estate company Board, on the basis of its own management system has not been perfect, the results-oriented at the same time, should be concerned about the process of performance management role. Therefore, this article will be fully integrated management situation in the construction of a real estate company’s Board, based on the theory of the Balanced Scorecard, and explore how to construct a landing can be reliably achieved and the effectiveness of the sustained and healthy development of robust performance management system, the company help.This paper describes the sort of performance management concepts and tools commonly used, followed by analysis of the situation at home and abroad industry-wide performance management research, and thus the performance of the management situation in the real estate companies to build a bureau were diagnosed last performance with the use of selected value management tool built to explore the application of the performance management system, and through sound managementmechanism to guarantee performance management to fully play its role to reach a deposit into the performance.
