It has been more than 30 years since the logistics real estate entered the domestic market in 80 s.In the past 30 years of development,logistics real estate industry has brought great economic benefits to the construction industry and logistics industry.With the vigorous support of national policies to the logistics industry,China's logistics real estate industry has entered a stage of rapid development.However,logistics real estate has exposed a variety of development problems,such as the lack of overall planning and design,the lack of professional logistics real estate project development capacity and operational capacity.Considering this kind of problem,the fundamental reason is that logistics real estate enterprises is short of core competitiveness.The lack of core competitiveness will restrict the scale development of logistics real estate enterprises and further expansion of the logistics industry.Therefore,it is worthwhile to study the core competitiveness of logistics real estate enterprises and make quantitative analysis and evaluation on it.Based on the study of logistics real estate and core competitiveness of domestic and foreign scholars,this paper first expounds the basic theory of logistics real estate,core competitiveness theory and value chain theory in detail to lay the theoretical basis for this study.The paper explores the development status of China's logistics real estate enterprises based on literature research and professional interviews,including expounding the development process of logistics real estate in China,analyzing four major operating models of logistics real estate and the problems in China.Based on the above theory,this paper determines the core competitiveness evaluation model of logistics real estate enterprises by constructing the value chain model and choosing the evaluation method.Finally,taking GLS Logistics Real Estate Company as an example,this paper evaluates its core competitiveness by using AHP and fuzzy comprehensive evaluation method,and puts forward the development strategy of the core competitiveness according to the evaluation results.The results show that the core competitiveness evaluation index of logistics real estate enterprises includes six aspects: market environment perception ability,human resource management ability,enterprise infrastructure level,technological innovation ability,enterprise basic activity ability and professional service level,which are summarized from factor identification and literature research.The evaluation of GLS logistics real estate company's core competitiveness shows that its market environment perception ability,human resource management level and professional service level are not high,so we can start from these three aspects to improve its core competitiveness.
