With the introduction of more and more control policies,real estate industry is adjusted continuously and the market competition is becoming fiercer and fiercer.Outside environment factors faced by real estate companies are changing drastically,which means that the era in which huge profits can be obtained relying on extensive operation and management style has come to an end.Real estate companies must improve their scientific policy-making ability and the level of management,altering the extensive development method,paying attention to the long-term development and cultivating the core competence of real estate companies are also essential.Only in these ways can they keep the lasting competitive advantages.The analysis and assessments of the core competence for the real estate companies in our country also have some theoretical value and practical significance.Taking real estate Company J as an example,this paper not only analyzes the key factors but also establishes the fuzzy mathematical evaluation model in order to make sure the core competence of real estate Company J.What’s more,it also offers pertinent strategy to improve the core competence of the company.Firstly,this paper analyzes the current situation of real estate industry,putting forward the necessity and urgency of the study on the core competence;secondly,it analyzes the value chain of real estate developers,introducing the relevant concepts of the value chain and core competence of the company.It also analyzes the influential factors of the core competence,by designing an evaluation index system as well as establishing the fuzzy mathematical evaluation model and multiple factor analysis model.With the help of the fuzzy comprehensive evaluation model,this paper combines the indexes of company J’s core competence to evaluate the core competence of company J;At last,it offers improvement measures for company J in terms of technology,management and organization.With the analysis and study of value chain,the relatively backward operation mode,concept and management methods of real estate company J can be changed to some extent,which may raise the core competence and promote the comprehensive development of the real estate industry.
