Shenzhen,the first he first special economic zone in China,has been in the leading level of economic developing and always enjoy the bonus of policy in the whole country,however,old-age real estate in Shenzhen is still in a developing stage,which is a result of the character of the city itself.Focusing on the developing history of Shenzhen,we can know most of the senior citizen are immigrant population,following their dream-chasing child moved to Shenzhen,since they come from everywhere of the country,the differentiation and diversification of life demand will appear among the different elder people groups.From the perspective of social development,the arise of old-age real estate break the deadlock of provide for the aged in first and second level city.As the young people in city have no time to take care of their elder parents,the traditional mode of community development has been no longer meet the living needs of the elder.So,old-age real estate bring us a prospect direction for elder people care,at the same time,it is convenient for establish a complete pension system or functional integration of the elderly community in the future to completely solve the problem of old-age care and promote the scientific and sustainable development of the old-age care industry.In the process of promoting the old-age care real estate industry,we should draw on the mature experience of foreign countries to find the advanced concept for guiding us draw up appropriate policies.The characteristics of gradation should be considered to avoid serious homogeneity of products since our country is so vast that there are great regional differences.Different functions and types of old-age real estate should be developed towards specific direction for using resource reasonably and increasing the pertinence.China's pension industry is in its infancy,the main reasons are unclear profit model,financial difficulty,insufficient funds,lack of talents related to the pension industry,and the low level of pension services.For the government,policy support for old-age care real estate needs to be strengthened and financing channels should be further expanded,at the same time,the relevantsupervision and supervision system should be gradually established and improved.Facing the aged tendency of population,the development background of old-age real estate in Shenzhen is discussed in the article,the theoretical and practical significance of the topic selection has been analyzed,and the investigation model of the old-age care needs of the elderly in Shenzhen were taken as the main contents of this study.Firstly,the demand characteristics of the elderly in Shenzhen are systematically analyzed,including physical characteristics,psychological characteristics,behavioral characteristics and expectation characteristics,Secondly,the demand model of the elderly has been established,Moreover,the old-age care real estate model that meets the needs of the elderly in Shenzhen will be constructed and combined with the old-age care real estate model to design a questionnaire,the survey results and the data were analyzed.Combined with the international experience and reference of pension real estate development,analyzing the pension mode of developed countries such as the United States,Japan and Singapore to put forward an old-age care real estate experience strategy for Shenzhen.The new development direction of the old real estate in Shenzhen has been brought out,which including product diversification,humanized service,suitable building construction for elderly,investment in science and technology,training professional talents.Finally,expounding prospects of old-age real estate development in the future.
