Since the accession to the WTO, China’s economic developed rapidly, people’s living standards continued to improve, and residents demand has been constantly meet. The whole social public enterprise presents a booming trend. But not allow no gainsaying, under the circumstances of the social work steadily push forward, a public problem also gradually appear, that is population aging trend intensified, old age pension demand present the more new problems and challenges. How to implement the old age pension under the rapid development of economic environment demand satisfaction, become a social reality problem. In the face of such situation, the Chinese government and enterprises to actively learn the successful experience of the international pension industry development, in the domestic implementation of endowment real estate model. From the emergence of technically endowment real estate can effectively meet the needs of a large number of elderly endowment, propulsive synchronous coordinate public utilities, but in terms of the current reality, and endowment real estate in domestic practice in relatively small, and still more concentrated in Beijing, Shanghai, Guangzhou and other first-tier cities, and the propulsion of small and medium-sized cities in the second-tier and the third-tier is still limited. Moreover from domestic current endowment real estate project development operations, in terms of positioning, design planning site category there are corresponding blocking problem. Therefore, based on the perspective of comprehensive development, this article selected on the basis of the small and medium-sized city endowment real estate operating direction, based on domestic large endowment real estate operating case, the implementation of the directional idea, provide a development mode for the current industry, to overcome the problems and deficiencies in the reality.The research ideas of this paper mainly follow the framework of the total- first- total. Firstly, the concept, the domestic development and the operating mode of the endowment real estate is analyzed in the macro view; Then evolved into domestic real endowment real estate case study, As an entry point to The Cherish-Yearn in Shanghai and The Blue Patio Apartment in Hangzhou, such as care for the analysis of the different operation mode. Furthermore, the city of Liaocheng, small and medium-sized cities association representative from Liaocheng endowment real estate demand level, push factors affecting the dimensions of in-depth study. And then, in combination with Liaocheng old-age demand characteristics of the small and medium-sized cities, the implementation of the appropriate Liaocheng endowment real estate operating internal operational indicators extraction. Finally, regression pension real estate development model of small and medium-sized cities, based on small and medium-sized urban pension demand characteristics, put forward for countermeasures and suggestions, in order to study to better boost the local small and medium-sized cities endowment orderly.
