With the rapid development of China's economy,the real estate industry has become one of the pillar industries in China.But in recent years,with the increasing competition and decreasing profits in the real estate industry,real estate enterprises must strengthen cost management in order to survive in the fierce market competition.From the cost management of real estate projects at home and abroad,there are still many problems and shortcomings in the current cost management of real estate projects in China.Therefore,it is very important to take effective measures to control and reduce the cost of real estate projects.Taking the cost management practice of Weifang Rose Garden Project as the research object,and on the basis of analyzing the domestic and foreign progress management theory,this paper analyzes the cost deviation in the process of project implementation and takes measures to rectify the deviation to help enterprises strengthen cost control,improve the level of project cost management,make the project cost expenditure in line with the cost budget,and provide a certain reference for other real estate project cost management.Firstly,this paper expounds the relevant theories of project cost management,and summarizes the content and steps of project cost management,cost management methods and so on.Secondly,this paper introduces the general situation of Weifang rose garden project,the cost structure and the influencing factors of cost management.Then through the work breakdown structure,the project cost is decomposed one by one,the cost estimation and budget are carried out,and the project cost plan is formulated.Thirdly,this paper analyzes the cost fo Weifang Rose Garden project applying earned value method,find out the cost deviation and the causes of deviation in the implementation process of the project,and take measures to rectify the deviation.Finally,this paper takes measures to manage and control the cost of Rose Garden Project,optimize the organization and management institutions,establish and improve the incentive and restraint mechanism of cost management,improve the cost management awareness of the project management team,establish a responsibility cost management system,strengthen the cost control of materials,machinery and labor,and do a good job.Cost management safeguard measures and so on,to control the project cost in an all-round way and reduce the project cost.
