Land is the basic material condition for social development.In today’s society,resources are abundant,and only land is a scarce resource.The realization of the value of land is continually passed through between different subjects.To achieve efficient use and circulation of land,there is a problem that governments and enterprises must face: land valuation.In the process of continuous land conversion,scientifically measuring the price of land becomes the key.China’s market for land value assessment started late,and there are still some common problems in the industry.In many cases,it is impossible to form a good connection between theory and practice.Excessive reliance on the experience of the assessors or the imperfect policies will make the assessment results.Unfair.The evaluation of the value of land use rights is a branch of land value assessment and an important topic for the study of the segmentation of the contemporary land value assessment industry.Compared with large and medium-sized cities,small towns have more problems and developments are more backward.This has inevitably brought many difficulties to the evaluation and development of land values in small towns.Solving the problem of assessing the value of land use rights in small towns is both a basic issue and a key issue.This paper aims at the value of land use rights for a piece of land in a small town.The purpose of this study is to promote and improve the value of land use rights in small towns.The development of method selection plays a certain reference role.Through the research on the relevant theoretical basis of land evaluation,combined with various methods of land value assessment,this paper considers some problems existing in the small town land value assessment system and selects relevant cases for analysis.The author selected the A plot in Fengxian County of Xuzhou City as a case plot to evaluate its value and analyze the assessment results and some problems in the assessment process.Because of the analysis of the relevant factors of the plot,it is found that the plot ratio has a great influence on the land price.Therefore,the benchmark land price coefficient correction method is selected to evaluate the value of the A plot.The core of the assessment is how to accurately measure the volume.The rate coefficient is corrected,and the statistical software eviews is used to find the functional relationship between the plot ratio and the land price.On this basis,the benchmark land price of the A plot is obtained,and the result is obtained at the most.At the same time,the cost method is selected to measure it.On the one hand,it is verified whether the result of such correction of the floor area ratio in thebenchmark land price coefficient correction method is reasonable.On the other hand,the average value of the two is used to make the evaluation result more Accurate and reasonable. |
