Current land-use classification system for the benchmark land price assessment is established in the early 90s last century. It consists of three land use categories named commerce, residence and industry. With the further innovation of compensation policy for land use and the increasing growth of land market, this classification system doesn't correspond to land market development obviously. Mainly highlighting in three aspects. Firstly, there are remarkable difference between land profit level and transaction price, which belong to internal subdivision of land under the same land-use category, the function of guidance and macro control of benchmark land price on land market is significantly decreasing. Secondly, the land-use classification system for the benchmark land price doesn't meet the requirement to continuously expand scale of compensation use, large blanking area of the benchmark land price exists correspondingly. So it has significant theoretical and practical meanings to improve land-use classification system for benchmark land price to enhance assessment level and application effects of benchmark land price..In accordance with the existed problems of current land-use classification system for the benchmark land price assessment, based on present land-use classification standards, the application classification of benchmark land price in Lanzhou city were analyzed and compared according to the land profit with different industries in the same location and the land profit with the same industry in different location by using some analytical approaches such as comparison and induction. Effectively connecting to present classification system for the benchmark land price and the latest land-use classification standard, the secondary classification of 3 first-level categories of benchmark land price consists of commerce, residence and industry were identified. Eventually, the new classification system was applied to 2009 benchmark land price update of Lanzhou city. The research results confirmed the feasibility and effectiveness of this new classification system for the benchmark land price assessment and were approved by experts and local management department.
