Technical route of our country urban benchmark land price assessment work began in the late 80 s of the 20 th century, because at that time the land market is not developed, in order to reveal the value of land assets, find out the first grading and valuation "urban benchmark land price assessment, namely, the first according to the factor to influence the urban land price, of urban land were comprehensive evaluation, set aside land level, then uses the calculated within each level transaction price average value as the benchmark land price. Due to the strong subjectivity in the process of urban land grading, the benchmark land prices can not reflect the difference of internal price of the same level, so it is necessary to study a new method, to evaluate the urban benchmark land price.With the development of the land market in our country and GIS technology, with GIS platform, using statistical analysis and Kriging interpolation method, direct use of transactions kind point urban benchmark land price assessment more scientific than the traditional "two step evaluation method".In this paper, the benchmark land value based on GIS assessment methods, assessment of urban benchmark land price by means of GIS, is using transaction prices of samples, using the Kriging interpolation method, establishment of urban land price changes in the 3D model, in order to achieve urban benchmark land price evaluation. The position so as to evaluate the price of a parcel, as long as the new generation of land surface open, click to assess the parcel to be estimated land parcel price will be in the diagram is automatically displayed.The Shiquan County on-the-spot investigation data, for GIS base land value evaluation method based on the test and analysis, and draw based on GIS of benchmark land price assessment for using the Kriging interpolation method, the method and the traditional "first grading, appraisal method compared to more reasonable, scientific and convenient, is to improve and perfect of China’s urban land base premium assessment methods. In this paper are worked out based on GIS of urban benchmark land price evaluation of complete technical route and through the Shiquan County urban benchmark land price evaluation verify the the technical route has the practical operability and this method not only is applicable in Shiquan County towns such, in large and medium-sized cities has more value to popularize.
