With more and more attention in education, parents focus on creating high-quality educational resources for their children. Currently, the policy that children in the public school must have access to the class according to the region where their census are registered prompted parents to seek to quality educational resources to compete for the prestigious school district converted house, this eventually led to the school district housing prices continues to rise deformity.Today the study of school district housing prices can be attributed to three aspects:One is the perspective of qualitative analysis which based on market supply and demand. Second, quantitative study based on hedonic price model; the third which based on the impact of public goods perspective of education policy research on housing price. However, due to the formation of the school district housing price is the result of a variety of factors, only through a comprehensive and systematic analysis of the formation mechanism of the school district housing price can reveal the regular of the school district hosing price formation and change. This not only expand the theoretical perspective of researching school district housing price changes, but also contribute to understanding of the current hot phenomenon about "school district room".First of all, this paper reviews the background of the phenomenon and the history of school district housing, and analysis of the impact of school choice policies and family quest for quality educational resources for the school district housing prices. Secondly, the relevant literature related to school district housing at home and abroad, and we analysis the key point of the hedonic price model and the four-quadrant model, and makes a sample survey about the family housing choice of school district housing to analysis the behavior characteristics of purchasing school district housing. We collect the key data of Nanjing school district housing to analysis the factors and the formation mechanism affecting elementary school district housing prices in Nanjing. The results show that education on the school district characteristics has a big effect on the price of school district housing, and the quality of primary and secondary education is the most influential variable rates. At the same time, the paper also analyzes the impact of education were characterized by different types of school districts, whether the dual school district and other factors on the school district housing prices; At last, Through the analysis of Four-quadrant model, we know that school choice policies affect family preferences and thus affect their school district housing purchase decisions and actions. To the school district housing buyers, educational factors become the most important factor when they choose a house. This preference will affect their decision-making and choice behavior, and further increase the number of demand-side of the housing market needs school district. When the market demand is far greater than the supply, it will show as a high school district housing market prices.
