Study On The Difficulty And Countermeasure Of Family Farm Land Transfer Under The "Separation Of Division"

After Separation of division,rural land management rights have been transferred,more and more farmers' contractors have gone out to work,and part of the rural land has been liberated,which has promoted operators to transfer to rural land.However,some farmers regard land as a "reservoir" and are unwilling to transfer land,which restricts operators from transferring to land and leads to conflicts of interest among landowners,contractors and operators.Among them,conflicts of interest between contractors and operators are more obvious.Family farm is the main body with weak development and great potential among the four types of new agricultural management subjects in China.Family farms produce agricultural products mainly for market exchange.To meet the requirements of commercialization and marketization,family farms must form large-scale production through land transfer.At the same time,family farms can not be transferred to land at high prices due to the restrictions of funds.Therefore,the premise of developing family farms is to be able to transfer land that has been separated from agriculture and rural population at a low price.Located in the central part of China,Hubei Province is a transitional zone between North and south.It has a tropical monsoon climate.It has a unique agricultural ecosystem and is a typical agricultural province.Therefore,this paper chooses the family farm in Hubei Province as the research object,takes the game analysis and Stata software analysis as the main analysis methods,carries on the theoretical analysis and the empirical analysis to the influencing factors of the difficulty of transferring the family farm to the land,and verifies whether the conclusion of the game analysis of the land transfer between the family farm and the peasant household is in line with the actual situation.This paper consists of five parts.Chapter 1 of this paper is an introduction.This paper mainly expounds the research background,purpose and significance of this study,and describes the research contents and research methods adopted.It is pointed out that the significance of this study is to introduce psychological accounts to analyze the impact of different psychological farmers on the willingness of family farms to transfer to land,to explore the influencing factors of the dilemma of family farms' land transfer,and to promote family farms to transfer to land to realize large-scale management,so as to promote the stability and development of farmers,rural areas and agriculture.In addition,the first chapter of this paper also combs and summarizes the domestic and foreign literature,first of all,the research summary of foreign land transfer,secondly,the research summary of domestic land transfer.On this basis,this paper reviews the existing relevant research,points out the shortcomings of the existing research,and there are few studies on land transfer between family farm and farmers.Chapter 2 of this paper is the theoretical basis of the dilemma of family farm land transfer under the "Separation of division".This paper expounds the basic concepts and theoretical basis in the process of land transfer of family farms.This paper describes the influence mechanism of the separation of three powers and the dilemma of family farm land transfer,and explains the relationship between the separation of three powers and the dilemma of family farm land transfer.Chapter 3 of this paper mainly elaborates the game analysis of land transfer between family farm and farmer under psychological account.Firstly,the game payment matrix between family farm and farmer land transfer is established,and the lowest transfer probability X*=C1/(P-A)of family farm is obtained.Secondly,due to the different cultural level and living environment of family farms and farmers,different psychological tendencies or preferences have been formed.Therefore,the psychological account is introduced to analyze the influence of different psychological farmers on the willingness to transfer from family farm to land,pointing out the root of the weak willingness to transfer from family farm to land.Chapter 4 of this paper is an empirical analysis of the dilemma of land transfer of family farms in Hubei Province.The data of this study are mainly from questionnaires.The survey area is Hubei Province,and the subjects are family farms.The purpose of the survey is to find out the influencing factors of the difficulty of land transfer of family farms.Through the analysis of the influencing factors of the dilemma of family farm land transfer,this paper explores whether the relevant variables of family farm land transfer are significant,and finally puts forward the test results of this study.Chapter 5 of this paper is the research conclusion and policy recommendations.The results of the research on the land transfer behavior of family farms show that the reasons for the weak willingness of family farms to transfer to land include three aspects: first,the low rent,the higher rent,the more difficult the family farms are to transfer to land;second,the low net profit and high transaction cost of the farmers' land transfer;when the family farms transfer to neighbors,the difficulty of the family farms to transfer to land increases.Third,the actual willingness to transfer to land is too low,and it is more difficult for family farms to transfer to the village.The purpose of this study is to understand the definition and origin of the concept of weak land transfer willingness of family farms through game analysis of land transfer between family farms and farmers,and to verify whether the root of weak land transfer willingness of family farms conforms to theoretical research by analyzing the influencing factors of the dilemma of land transfer of family farms.Combining theoretical analysis with empirical analysis,we can get the influencing factors of the dilemma of family farm land transfer,and put forward policy suggestions for family farm land transfer.
