With the development of society and the improvement of the people’s material living standard,people have higher requirements for the quality of life,people’s health awareness and demand are gradually strengthened,and the demand for health and medical care is increasing.The Central Committee of the Communist Party of China has just issued the"healthy China 2030" plan outline,which puts the quality of life and health to a brand new height,and puts forward "healthy China" It provides strong support for the development of health care industry.In the new period and new situation,Health care Town,as a specific product form to meet the demand of the times,meets the needs of all levels.The town of Health care characteristic has become the core theme of building a city with "Health and happiness medical".With Health and happiness medical industry chain as the core of the commercial ecological circle,the complex functions of Health and happiness medical,longevity,leisure,medical care,leisure tourism and so on are made.As a combination of multiple systems,we build an ecological characteristic town with unity of nature and humanity.So the development and construction of Health care town is everywhere.But Health care Town,because of its long period of development and capital recovery,has a huge demand for funds.The key factor of restricting the development of the town is the financing problem of the town building.Since the first half of 2011,the REITs trust financing of Health care town has undergone a round of "rapid overtaking curve",and the balance of the trust assets of the domestic health care small town has accounted for 40%of the total trust assets in 2017.Under the strong pull of the financing demand of the leading housing enterprises for the small town project,the scale and proportion of the trust financing in Health care town have been innovating higher and higher,the recognition and identification of the various social strata are increasing.Under the tight monetary policy environment of the bank,the trust financing of Health care town has become a vital finance outside the bank loan financing model.The choice of passage and ice breaking.Through studying the general situation and current situation of the choice and development of the investment and financing mode of the home and abroad,the paper analyzes and compares the financing mode and the solution choice under the different point and the format of the small town development in Health care town.Through the demonstration and analysis of the case of the whole industry chain of BW company’s whole industry chain,it puts forward the market positioning with the high end demand.Health care town project is more suitable for the choice of REITs trust financing model,and from it,it gives some suggestions on the development of the financing of the small town,and then provides a way of thinking and ice breaking for solving the problems in the financing and development of the Health care town.
