With the COVID-19 coming,it has limited travel and consumption,and as the improvement of epidemic,tourism will also recover gradually.In the post-epidemic age,people’s perception of health has changed to some extent,and the transformation from sightseeeing tourism to health and wellness tourism is also the only way for the evolution of this industry.At the same time,as the beginning of the " 14th Five-year Plan",many provinces and cities have also introduced positive health tourism policies.Driven by policies and demands,keeping in good health and tourism will integrate rapidly.Health and wellness tourism industry will become a sustainable growth point of the national economy.Domestic real estate industry financing has been tending to a single way,with the bank loans as the main financing method in the real estate market,there is excessive dependence,while ignoring the development of other financing methods,resulting in financing difficulties to restrict the development of the industry.As a large industry,it will face the impact of long development cycle and long capital recovery period,and bear many problems inevitably such as diffcult capital activation,high systemic risk and complex investors.Therefore,financing capacity determines its development degree to a certain extent,which also requires high investment efficiency of health and wellness tourism projects.herefore,it is particularly important to choose an appropriate financing mode to ensure the long-tem and healthy development of health and wellness tourism industry.The article studies the experienced cases of health and wellness tourism industry financing mode at home and abroad,and concludes that the key to its success is the application of REITs mode,which has a wide range of application.Then analyze the financing case of Yunnan Gasa Health and Wellness Tourism Town.First,analyze the project situation,put forward the dilemma of long-term investment in the project,so as to introduce the concept of REITs financing.Then,through qualitative and quantitative,compute the cost and income before and after the application of REITs.It is proved that the REITs financing model can be adopted for the development of Yunnan Gasa Health.and Wellness Tourism Town.Finally,through the analysis of this paper,it summarizes that the optimization of the development of China’s health industry should start from two aspects,from the point of view of industry:it is suggested that multiple parties should combine,advantages to complement each other,expand the market,integrate and upgrade the resource platform,and create a comprehensive profit model.For the development of public REITs:tax incentives should be increased to simplify the transaction structure,and asset types should be expanded to reduce the access threshold.Training professional talents to cope with the development of REITs,provides some reference ideas for the choice of financing mode of health and wellness tourism industry.
