At present,China’s agriculture is in an important period of transformation from traditional agriculture to large-scale agriculture,and a large amount of capital needs to be invested.In real life,the capital of farmers and families can not meet the needs of agricultural development,and loans are difficult to impede the modernization of agriculture and the construction of new rural areas.In recent years,a new financing method,namely land mortgage loan,can effectively alleviate the problem of information asymmetry between borrowers and borrowers.Farmers are the ultimate beneficiaries of the policy,and the willingness of farmers to participate will have a decisive influence on the development of land management rights mortgage,so the research on the factors affecting the willingness of the farmers’ land management right mortgage is the focus of attention of the scholars.On the basis of combing the existing literatures,this paper sums up the practical experience of domestic and foreign land management mortgage.Combined with the present situation of TianDong County,this paper analyzes the factors influencing the willingness of farmers to land management.From four aspects of individual characteristics,family characteristics,agricultural land scale characteristics and external environmental characteristics of peasant households,this paper analyzes the influencing factors of the willingness to mortgage on land management of TianDong County farmers in GuangXi by means of establishing two logistic model.The results show that:(1)Nearly 70%of farmers are willing to undertake mortgage loans for rural land management rights.Land ownership in TianDong county has been basically completed.Because most farmers do not know much about the mortgage policy of land management rights,there are few farmers who actually participate in land ownership.After introducing relevant policies,farmers showed a higher willingness to participate.It can be speculated that nearly 70%farmers are potential users of rural land management rights mortgage loans.(2)According to the descriptive statistics,there are two main reasons for the farmers’ unwilling to carry out the mortgage of land management rights:first,the household economic conditions are good,there is no loan demand,the two is that the farmers’ thought is more traditional,and is inclined to get funds by borrowing money from friends and relatives.(3)Based on the characteristics of farmers,family characteristics,characteristics of farmland and external environment,this paper analyzes farmers’willingness to make mortgage loans for land management rights.It has been found that there are 11 indicators of age,whether there are regular credit experiences,whether there are village cadres in the family,the distance from the financial institutions,the distance from the financial institutions,the scale of the family farm land,the agriculture mainly,the average land income,the understanding of the mortgage on the land management rights,the loan procedures,the loan interest rate and the loan term.The willingness to manage mortgage loans has a significant impact.Through further research,it is found that whether there are regular credit experience,whether there are village cadres in the family,agriculture mainly,and the average land income,the 4 indicators have the greatest impact on the willingness of farmers to participate.Suggestions are made from the perspectives of farmers,governments and financial institutions.Farmers should change their traditional ideas,take the initiative to learn new knowledge and improve their financial consciousness.The government should revise the laws and regulations,make clear the legality of the mortgage of the farmers ’ land management,make use of the success of the pilot area,enlarge the scope of implementation in GuangXi,and increase the awareness of farmers.The financial institutions should adjust the loan interest rate and the loan period moderately,and simplify the loan formalities.
