With the continuous development of agricultural modernization and its developing on a large scale,rural land circulation began to prevail,and continue to expand.Farmers’ demand for funds of production and management is getting stronger,however,the lack of effective and financial institutions recognized collateral posed a big challenge for farmers to get loans and maintain mass production during the past long years.As the most important assets of farmers,the land couldn’t assume the functions of financing guarantees and mortgages over the years due to the influence of China’s collective ownership of land and the restrictions of related laws.As a result,a large number of rural property rights were in idle state and failed to be fully and effectively used.In recent years,in order to innovate the way of loan guarantee and expand the scope of effective collateral,the relevant state policies has carried out rural land contract management mortgage and piloted in some areas,which can not only effectively alleviate the difficulties for farmers to get loans,but also revitalize the rural sleeping capital.Farmers are the rural economic subjects and the important beneficiaries of policies and studying their willingness to get loans is of great significance for advancing the steady progress of rural land contract management mortgage work.In view of the above background,based on the relevant theoretical policy and research results both in home and abroad,this paper use the statistical analysis and logistic empirical analysis to carry on the research based on the investigation of the land contractual management right of the farmers in Jianshi County.According to the results of the analysis and the actual situation of Jianshi County,the corresponding policy recommendations are put forward.Chapter One: Introduction.This chapter introduces the research policy,realistic background,the legal basis and the purpose,idea,method and significance of the research,and the innovation point of the research and the possible shortcomings,and we also combs the related literature at home and abroad.Chapter Two: Related concepts and theoretical basis.This chapter mainly introduces the theory of property right,land property right and credit financing guarantee,which establishs the theoretical foundation of this study.Chapter Three: Contractual management of farmers’ land contracting rights in Jianshi County.This chapter mainly introduces the basic situation of Jianshi County,and the design and implementation of relevant questionnaires,and we also study the famers’ basic characteristics,financing status and willingness to participate in JianshiCounty by means of statistical analysis.On this basis,it points out the favorable factors and obstacles of rural land contractual management right mortgage respectively.Chapter Four: An empirical analysis of the factors affecting mortgage loan for farmers’ land contractual management rights in Jianshi County.First of all,by referring to the research results both at home and abroad,we put forward the hypothesis of this study,and then wetake the farmers’ willing to participate as the explained variable and take the sex,age,etc.13 variables as explanatory variables to build logistic model.Through empirical analysis,the age of the household,the proportion of agricultural operating income and the willingness to cultivate have a negative impact on the willingness of the land contract mortgage,however,the experience of getting loan before and having fully understand of relevant policies have a positive impact on that.Chapter Five: Conclusion and suggestions.Based on the empirical results and the analysis of the obstacles to the implementation of rural land contract management right mortgage loan in Jianshi,HubeiProvince,this paper puts forward the corresponding policy recommendations. |
