Under the premise of building a well off society in an all round way,the quality of living environment and quality of life is higher and higher,which makes the real estate industry to develop continuously.And as a real estate supporting "products"-property management is becoming increasingly.important,so called modern urban management in the sunrise industry.With the further development of the real estate,the government plays a role in property management has also undergone a major change:government functions from management to service;China welfare mode dominated by the state,leading to social;between society and the government are working more closely.In spite of this,the problem of property management in an endless stream,disputes,therefore,in view of the Chancheng Foshan district property management issues have important practical significance and reference value.Based on related data on this paper summarizes the research on the application of collaborative theory and public governance theory,theory of the government of Foshan District of Chancheng city property management in-depth research,data collection,analysis and refine.The framework is:the first is the analysis of the government of Foshan District of Chancheng city property management supervision status;followed by the analysis of existing problems and causes of property management in Foshan District of Chancheng city government supervision;the last is the suggestion part.The main conclusions of the study are as follows:major problems in property management.One is the management of complex,difficult supervision;two is the laws and regulations lag,weak regulatory basis;three is a contradiction,the number of complaints;four is the lack of human resources,with less;five is the legal gaps,the industry had six transport;complicated procedures,the use of maintenance funds difficult.causes of property management.First,the owners of the consciousness can not keep up with the pace of urbanization,the two is the development of laws and regulations can not keep up with the pace of social progress,the three is the government's functions can not keep up with the pace of economic development.property management countermeasures and suggestions.First,change management system,strengthen the effective supervision.Second,change the concept of governance,to speed up the pace of legislation.Third,resolve disputes owners,enhance the sense of the owners.Fourth,strengthen government investment,support the development of association.Fifth,improve the program guidelines,to play the power of social work.Sixth,optimize the use of rules to promote the owners to vote.Seventh,the use of "Internet plus" means of information supervision of property management industry.
