Feasibility Research On Outlets Commercial Complex In Huludao

As a new commercial form,Outlets commercial complex has been developed rapidly in China recent years,and acquired more and more consumers’ recognition.Huludao is an important old industrial city in northeast,and it’s focusing on the development of commercial,tourism real estate in order to promote industrial restructuring.Based on the background,the project developer intends to build Outlets commercial complex in Huludao.In order to study the feasibility of build Outlets in Huludao deeply,the author visited the Huludao City Development and Reform Commission,Housing Authority,Land Bureau,Construction Bureau,Planning Bureau and other government departments,then designed a questionnaire and investigated the key area’s business crowd effectively,and get a lot of first-hand information.The essay consists of eight chapters.The first chapter is the introduction which sketches out the research background,research aim,research significance,research method,technology course map and the data sources.The second chapter is conception defining and related theory.It introduces the concept of Outlets and commercial complex,expounds the mathods of macro environment research,industrial research,economic benefit evaluation and social benefit evaluation.The third chapter analyzes the project location’s macroeconomic environment,to answer whether the economic development level and consumption capacity in Huludao can support the development and operation of the project.The fourth chapter analyzes the project location’s commercial real estate situation,district distribution,industry form and the main competitor,to answer the competition and challenges that the project ground to face and to prepare for the project location and format layout.The fourth chapter is design,evaluation and select of the development plan.based on the analysis of project body condition and combined with previous research results,it position the overall project and its function and layout related formats.Finally,it estimates the project’s investment demand and economic efficiency,to answer whether the project is feasible from the economic level.After a comprehensive analysis,the paper argues,Huludao Outlets is fully guaranteed on location,traffic conditions,client base and economic benefits,and it has the investment,operating conditions.Completion of the project,it will form city deputy business center which the annual turnover over 1 billion yuan,and add tens of thousands of tertiary industry employment,which greatly enhance Huludao’s city quality and commercial level.
