Residential land market is the most active part of the land market,and its development is closely related to improvement of the lives of residents,development of the social economy,the urbanization process,implementation of housing policy,and other aspects.So the development of the residential land market is directly related to the optimization of land resource allocation,social equity and stability,enhancement of residents’ happiness,building a harmonious society,healthy development of the real estate market,and the sustainable development of society.Therefore,it has important theoretical and practical significance for the in-depth understanding of the health status of Chinese residential land market under the background of China’s new normal and supply-side structural reform.This study analyses the internal mechanism of residential land market development and the connotation of health status of residential land market.Based on theoretical analysis,the concept of residential land market health is put forward and its evaluation index system is established.This study chooses 2009-2013 as the study period,used residential land transaction data at the county level in China to analyze the health status of the residential land market from different aspects.The Ward hierarchical clustering method is then used to produce a comprehensive regionalization of residential land market health status in China.Furthermore,a local spatial autocorrelation model and a multi-category logistic regression model are applied to explore the potential factors influencing different residential land market health types.The results are as follows:(1)In theory,a healthy residential land market operates in harmony with macro-economic operation and social development in terms of market size,land price and trading.The development of residential land market is a balanced and sustainable development with social economy.Its connotation is embodied in the coordination between land price change and macroeconomic development,match between land price and resident’s income,local financial revenue’s dependence on residential land revenue,marketization of the primary land market,residential land market transaction activity.(2)The overall residential land market health level in China needs to be improved.About 34.48%of the research units are in the reasonable health interval.Land price-economy coordination degree,land price-income matching degree and the contribution of land revenue to local financial revenue are main indicators that affect residential land market health.During the study period,there is a relatively big gap between the comprehensive values of residential land market health of each research unit.In terms of the distribution of the comprehensive value of residential land market health,the health status of residential land market in northern China is better than the southern China.(3)The residential land market health status in China during the study period can be divided into five types:"coordinated development"(Type Ⅰ),"strong demand"(Type II),"economic deviation"(Type Ⅲ),"financial dependence"(Type Ⅳ),and "imbalanced structure"(Type V),accounting for 34.48%,22.90%,23.06%,10.07%and 9.49%of the total,respectively.It is necessary for the government to promote healthy and orderly development of residential land market through appropriate control policies based on regional characteristics.(4)The main influencing factors of each health status type differ significantly.The geographic condition,social economy,urban development and other factors have a clear impact on the formation of different health status types,especially "strong demand"(Type Ⅱ)and "financial dependence"(Type Ⅳ). |
