Study On Urban Residential Land Suitability Evaluation

Our country is in the period of accelerated urbanization, and one of characters is the rapid expansion of residential land. The existing residential land is hard to meet the growing population and economic development needs. Real estate developers lack comprehensive evaluation in land suitability evaluation, and they always driven by self-interest, so the development of residential land is in the state of blind and unordered.In order to improve the level of residential land's development and utilization and realize the sustainable of the city, basing domestic and foreign land suitability evaluation theory as foundation, using geographic information system as the main technical support, this paper make a tentative research on suitability evaluation of urban residential land development in theory and in practice.In the aspects of theories, this paper summarizes the current state with reference to domestic and foreign land suitability evaluation. With the help of the means of spatial analysis on geographic information system and theories concerned land suitability evaluation, this paper analyzes the system relative to residential land suitability evaluation, analyzes the factors affecting residential land suitability and builds indexes system of residential land suitability evaluation.In the aspects of practice, taking ecological residential area for example, this paper collects mass data regarding to transportation, commercial centre, public service facilities, natural landscape, environmental quality and already developed premises. By using the spatial analysis of geographic information system, the paper analyzes every factor which affects urban residential land suitability evaluation. Then this paper studies the influence which affects residential land suitability and calculates the effect value of every factor. Finally, this paper obtains the synthetic value after comprehensive evaluation and grades residential land suitability.At last, this paper summarizes the main research contents and put forward the shortages in the process of writing.
