Accompanying with the rapid social and economic development of China,theurbanization level improved constantly,people’s living standards has been a hugechange,more people moving to cities. In recent ten years urban residential demand get ahuge release,the demand of urban housing land and related construction land hasbrought a great pressure on urban management,land price rise rapidly in the short-term.On the other hand, from the comparison of eastern and western regions of China, urbansocial economy and land prices also have great gaps among the eastern, central andwestern regions. Although judging from the overall market development, after thereform and development of the housing market, China’s urban housing quality andland-use efficiency is greatly improved. The contradiction between supply and demandof land for urban social economic development, especially in urban residential land, thecontradiction between supply and demand has not been effectively alleviate. Becausethe land and society are closely linked, changes in the price of land will be influencedby many complex factors. Therefore, this writer hopes that through the study onpotential factors impacted on urban residential land prices, comparing the eastern,central and western cities, found that the main factors to affect the level of urbanresidential land price, provide new ideas to ease the pressure of urban land supply anddemand, improve the level of urban management and make scientific land polices.In this paper, the focus is residential land prices, main indicators to measure theland price are benchmark land price, land price level value, parcel land price. But takinginto account the requirements of the continuity and representativeness of the study data,this paper choose the level of residential land values to reflect the urban residential landprice situation. Firstly, based on existing research at home and abroad, the paperconsidered from two aspects of land supply and demand, determine some potentialfactors impacted on urban residential land prices, such as the urban sprawl, taxation,land reserves, population, land use efficiency, and then select corresponding andrepresentative indicators. Secondly, using conventional econometric analysis methodsto establish the model of influencing factors of urban residential land price level of,quantitative analysis of the relationship between the influencing factors and residentialland prices and influence strength, comparing differences and similarities of impact onurban residential land prices in the eastern, central and western regions. The results of this study reveals that in China the main factors affecting urban residential land priceare urban sprawl, land use efficiency, taxes, the size of the population, householdconsumption. And difference of residential land price among the eastern, central andwestern regions, mainly due to urban expansion mode, the industrial structure, the citycarrying capacity and real estate development and investment.
