| Because of the difference of location,scale and economic development level,there are obvious differences in the land price between different cities.It is always the focus of land management and land economics to understand the difference pattern of different urban residential land prices and reveal its formation mechanism.Under the guidance of land rent and land price theory,location theory and supply and demand theory,this paper takes 13 central cities of Hunan Province as the research object,and takes ArcGIS-SPSS software as the research means.Based on the revised sample data of residential land "auction and hang" transactions up to December 31,2016 as the main data source,the average price of residential land in the central urban areas of each city was calculated.This paper analyzes the difference characteristics and influencing factors of residential land price between cities in Hunan province.The multifactor comprehensive evaluation method,principal component analysis method and GWR model were used to analyze the difference of residential land price in 13 prefectural cities in Hunan Province and its influencing factors.The findings are as follows:(1)This paper analyzes the characteristics of residential land price in 13 prefectural cities in Hunan Province from three aspects:overall characteristics,grade characteristics and spatial distribution characteristics.The results show that residential land price in Changsha,the capital city,is the highest,and there are obvious regional differences in space.The urban residential land price in Changzhou-Zhutan area is obviously higher than that in Dongting Lake area,the cities in southern Hunan region and big Xiangxi area,southern Hunan area and big Xiangxi area have concentrated several cities with low urban residential land price.(2)With reference to the principle of selecting grading factors for urban land gradation in 2014,and taking into full account the availability of basic information for cities of various prefectures in Hunan Province,from the perspective of urban location,urban agglomeration scale,urban infrastructure,The evaluation index system of urban residential land price is established in seven aspects,such as the input-output level of urban land use,the level of regional economic development,the regional comprehensive service capacity and the potential of regional land supply.Five principal components were determined by principal component analysis,and the cumulative variance contribution rate was more than 91%,which indicated that the five principal components extracted contained the main influencing factors of land price,which could explain the large amount of data.Partial information.(3)In order to further study the effect degree of different factors in different cities,GWR model is introduced to analyze the main influencing factors of urban residential land price.After the factors with collinearity are excluded,five factors are left to enter the model.The results show that there are differences in the degree and direction of action of each influencing factor among different cities. |
