| Policies are published successively by central and local government organs on encouraging a strong development of prefabricated construction,responding to the call of the modernization of construction industry.Therefore,there has never been such a time that prefabricated construction is accelerated and expanding its market.At present,prefabricated construction is transforming traditional way of construction to a new one-prefabrication,which is the milestone along the industry chain of prefabricated construction directly connecting with the cost and quality of the buildings.Prefabrications are emerging with policy preference and market demands,as a result,the analysis on its operation status is significant in the aim of consolidating the market.This thesis studies the manufacturing and operation of prefabrication.In order to understand the actual operation of the prefabricated factory,typical case studies are provided to elaborate its actual operation.By engaging in field study and talks with relative people,the author of the thesis did the analysis on the production and operation of prefabrication,coming to the investigation that the typical prefabrication has a low capacity utilization rate while having high cost and mediocre output.To help resolve real problems,the author of the thesis applies system dynamics to the analysis on existing operation failures of prefabricated factory A.Firstly,the author explains the operational structural function of prefabricated factory A with IDEFO,discovering the relationship between the process and factors of production which lies the foundation of system dynamics modeling.Secondly,the author further explains the relationship between material flow and production based on system dynamics,building a system dynamics model that covers from raw material procurement to finish goods packing and transportation to guide production management and conduct simulated analysis on the model.The discovery is that production effectiveness and attrition rate are two sensitive factors impacting the production operation of prefabricated factory.Detailed analysis on the model is done with on-field communication with relative people.Specific impact factors of prefabrication A is captured and solution is provided to resolve tactically,which is the combination mode of "massive prefabrication and lean production management"-high cost could be resolved through massive prefabrication,while lean production achieves tender manufacturing with high quality,providing advices of lean production management to prefabrications as production guidelines to realize the increase of production effectiveness,solution to problems emerging in case studies and reference to production management for other prefabrications to ensure market supply of prefabrications and drive further development for prefabricated buildings. |
