In recent years,the development of China's real estate industry is in full swing,and it has become an important component that affects the healthy operation of our country's economy.With the continuous regulation and control of the real estate industry in the country,the profit space of real estate companies has been greatly reduced,making the position of cost management in real estate development projects more and more important.However,real estate companies' direct application of cost management theory can not solve the actual cost problem in the project development process,but also need to analyze the actual process of project cost management,so as to propose improvements and optimization measures to find a cost management method that is in line with their own.Based on the process of real estate development project cost management,this article describes the cost components of real estate development projects at various stages,and analyzes the cost management of real estate development projects in three stages: decision-making,cost control and accounting analysis.Through the analysis of the actual situation of KB real estate development project cost management,it is found that the main content of the cost management in the decision-making stage is cost forecasting,cost decision-making and cost planning.The main problem encountered is that real estate development enterprises blindly take land,and the actual development experience is insufficient.,And project positioning is too high;cost control phase of the main content of cost management is labor costs,material costs and mechanical fees,etc.,the main problems encountered are the lack of timely material supply,engineering changes and project organization structure is not reasonable,etc.The main content of the cost management of the accounting stage is to conduct various cost accounting.The problems encountered are mainly due to incomplete completion of settlement materials,confusion in measurement of project price,and non-standard material prices.Based on the analysis of these problems,the main reason is that the management process is not perfect and caused by man-made reasons.Accordingly,the corresponding improvement measures are put forward from the stage of project decision-making,cost control and accounting analysis.
