The Research On The Influence Mechanism Of Long-rented Apartment Tenants' Satisfaction

Many factors such as the regulation of the long-term real estate mechanism,the arrival of the stock-age and the high house prices have led to the rise of the long-rented apartment market.The support of the system such as "rent is same as purchase",the huge gap of market and the capital assistance have promoted the great development of the longrented apartment market.The long-rental apartment is quietly lifting the great wave of reform in the traditional rental industry.However,due to the short development time and unsound industry standards,the problem of tenant satisfaction is becoming more and more prominent,so the tenant feeling and tenant satisfaction are becoming a new concern.Whether from the development status or the future trend,it is imperative to carry out the research of tenant satisfaction in long-rental apartments.Yet,at present,there are few studies on the tenant's angle in the field of long-rented apartments,especially the research on the satisfaction of tenants and the mechanism of its influence is basically in a blank state.Therefore,this study will carry out the research on the mechanism of the impact of the tenants satisfaction in the long-rented apartment.Firstly,based upon the theory and research,using the typical satisfaction model at home and abroad,and combining the characteristics and current situation of the longrented apartments in China,the model of the tenants satisfaction in the long-rented apartment and the system of observation variables are constructed.Secondly,according to the above model and the system of observation variables,the pre-survey questionnaire was designed,and it was revised and perfected through the pre-investigation to obtain the formal questionnaire.Thirdly,using the path analysis function of the structuralequation-model and the data from the formal investigation to fit the model of the longrented apartment tenant satisfaction;and then according to the model standardization path load coefficient to analysis the influence mechanism of the tenant satisfaction of the long-rented apartment and its internal reasons.The key conclusions were as follows :1)Enterprise image,tenant expectation,quality perception and value perception have positive impact on the tenant satisfaction.The size of the impact is quality perception,corporate image,value perception,and tenant expectation.It shows that the tenant most values the "residence" nature of the long rented apartment and the actual quality of the apartment itself(including the architectural features,the neighborhood environment,the location environment,the individualized community operation).Corporate image and value perception are the most important factors for tenants.While the tenant expectation is a kind of anticipation,this early feeling will gradually weaken as time goes by and the experience in the actual process,so it has little influence on the tenant satisfaction.2)Tenant satisfaction has a reverse impact on tenant complaints and has a positive impact on tenant loyalty,indicating that higher satisfaction reduces complaints and increases the willingness to continue to rent and recommend to others.Finally,according to the research results of the long rented apartment tenant satisfaction and the actual development of the long rented apartment in China,the suggestions are provided to improve the full intention of the tenant tenant in the long rented apartment from four aspects: strengthening the quality control,aggrandizement their operation capability,paying attention to the building of the brand and perfecting the complaint and complaining mechanism.The research results and suggestions in this paper can not only bring a better lease experience for the tenants,but also help the long rented apartment operators to achieve a good operation,and provide a reference for the long and healthy development of the long rented apartment market and the whole rental market.
