Research On Residential Satisfaction Of Long-Rental Apartment

At present,China's urbanization is in a period of rapid development.With the la rge-scale increase of urban population,the demand for housing is becoming more and more intense.Especially in the First-tier and second-tier cities,high housing prices m ake it difficult for many people to pay,they have to use the housing rental market to solve the housing problem.In the diversified housing rental market,as a "new favori te" for 85's and 90's,some problems will inevitably appear in the rapid development of long-rented apartments,such as lower rental rate and renewal rate,which are diffic ult to realize profit.At a deeper level,these problems are due to the fact that the lev el of operators of long-rented apartments is not up to the satisfaction of the tenants in terms of residence.If long-rent apartment is to develop continuously and realize profi t,it is necessary to find out the influencing factors of residence satisfaction.Based on American customer satisfaction theory and structural equation model,thi s paper constructs a residential satisfaction model of long-rented apartment,taking Sha nghai as an example,and finds out the main factors that affect residential satisfactio n.To the mayor of Shanghai apartment rental operators how to improve the residentia 1 satisfaction of tenants to provide reasonable advice.First of all,by studying a large number of domestic and foreign literature related to residential satisfaction,the paper analyzes and summarizes the current situation of r esidential satisfaction,and finds that residential satisfaction in rental housing,the rese arch results are very few especially in the field of long-rented apartments.Secondly,the paper expounds the theory of long rent apartment,customer satisfa ction model and structural equation model,and the development status and existing pr oblems of long rent apartment in China.By analyzing the influencing factors of reside nce satisfaction of predecessors and the characteristics of long rent apartment,this pap er summarizes the influencing factors of residence satisfaction of long rent apartmen t.Based on the American customer satisfaction model,the direct variables of measura ble expected quality,quality perception,value perception,residence satisfaction and 1 oyalty are 12,15,2,3,3,respectively.Based on the structural equation model,th e theoretical model of residential satisfaction of long-rented apartment is established,a nd seven relevant research hypotheses are put forward.Thirdly,take Shanghai as an example to carry on the empirical research.The qu estionnaire was designed around the variables in the theoretical model and distrib uted in Shanghai.By using SPSS to analyze the reliability and validity of the questio nnaire data,the reliability and rationality of the questionnaire data collection were veri fied.The reliability and validity of the questionnaire are revised to provide data suppor t for the empirical model.The empirical model of the influencing factors of residentia 1 satisfaction of long rental apartment is obtained by using AMOS to estimate the mo del,evaluate the model,revise the model and so on.According to the empirical mod el results of the influencing factors of residential satisfaction of long-rented apartment s,the empirical results are analyzed from the latent variable model and the measureme nt variable model,and then the influential factors are analyzed and summarized.Finally,the influence coefficient of quality perception and value perception(latent variable)on residential satisfaction is greater than 0.5,which is directly measurable an d greater than 0.7.To provide reasonable countermeasures for Shanghai mayor rental a partment operators:attach importance to the location of long-term rental apartment,i mprove the security of residence,perfect indoor supporting facilities,pay attention to the style of household design and decoration,perfect the supporting facilities of public space,Improve the housekeeperundefineds service attitude and set up reasonable rent level.
