With the country's positioning of the “Housing is for living in,not for speculation.” in the real estate market,to encourage both housing purchase and renting has gradually become one of the important means for establishing a long-term mechanism in the real estate market.In addition,China's large number of floating population have huge market potential,the housing rental market ushered in a period of rapid development.Among them,the development of centralized long-term apartment projects has not only provided tenants with high-quality living space and services,but also promoted supply-side reforms in the traditional housing leasing market,and has received widespread attention from various parties in recent years,the government has also issued a series of policies to encourage and support its development,in the future,it will be an important component and development direction of China's diversified housing system..However,the development of centralized long-term apartment projects in China has not been easy.The number of truly successful projects is very small.The reason is that the project faces various complicated factors at various stages of the development process.Therefore,indepth study of the key success factors of China's concentrated long-term apartment project has a very positive effect on ensuring the success of centralized long-term apartment projects,promoting the healthy and rapid development of China's housing rental market,and building a long-term real estate mechanism for both housing purchase and renting.The paper mainly adopts literature research methods,case analysis methods,expert interview methods,qualitative and quantitative analysis methods,etc.Through the identification of successful factors of centralized long-term apartment projects,the construction of a structural equation model of successful long-term rental apartment projects,the empirical analysis of the critical success factors of concentrated long-term apartment projects,for studying the critical success factors of centralized long-term apartment projects.The main work and conclusions of the paper are as follows:Firstly,literature research,case studies and expert interviews were used to identify the success factors of centralized long-term apartment projects.Combining the project success criteria theory,the project's critical success factor theory and the stakeholder theory,the list of success factors for centralized long-term apartment projects was combed.Secondly,based on theoretical and practical experience,a qualitative analysis method was used to construct a structural equation model for the success factors of centralized long-term rental apartment projects.Third,the structural equation model was used for quantitative analysis to identify the critical success factors of centralized long-term apartment projects,which are,corporate capital strength,post-leasing operations,project site selection,policy support,regional economic development level,sound legal support,surrounding population absorption capacity,project positioning,and project property rights.and they are analyzed.Finally,according to the calculation results of the structural equation model,according to the principles of systematicness,impartiality,and the context from the subject to the subject,a proposal for the development and operation control of centralized long-term rental apartment projects is proposed.The research conclusions of the paper has not only enriched the theoretical system of centralized long-term apartment projects and critical success factors,but also provided theoretical support for the management and control of project development and operations by stakeholders such as companies and governments.For the government,it helps to establish a scientific and rational laws,regulations and policy system for the housing rental market,and guarantees the centralized long-term apartment project has a good external development environment.For enterprises,it helps them to better identify the critical success factors of centralized long-term apartment projects,and then formulate effective and targeted project management and control strategies to enhance the success rate of centralized long-term rental apartment projects.For customers,it is beneficial for them to save time cost,improve the efficiency of renting decisions,and also help them obtain a better rental experience and increase their satisfaction.
