| In recent years,the long-term rental apartment market has developed rapidly.Centralized long-term rental apartments are popular among young people because of the advantages of centralized housing,easy unified management,equipped with standardized services and creating apartment communities.The centralized long-term rental apartments are generally equipped with rich shared spaces,which are used as a place for residents to interact and organize activities to meet their various living needs and promote neighborhood interaction.There are many studies on the satisfaction of long-term apartment residents,but there is a lack of satisfaction studies from the perspective of shared spaces.Therefore,in this thesis,we will study the satisfaction of shared spaces in centralized long-term rental apartments from the following aspects:Firstly,this thesis investigates the background of the development of centralized long-term rental apartments;analyzes the current situation of research on long-term rental apartments and shared spaces at home and abroad;sorts out relevant concepts and theories;and lays the theoretical and analytical foundation for the research on the satisfaction of shared spaces in centralized long-term rental apartments.Secondly,based on theoretical analysis and a field survey,this thesis analyzed the factors influencing the satisfaction of shared space and selected seven potential variables and 23 observed variables,such as spatial environment,supporting facilities,and interaction atmosphere,to construct a conceptual model of satisfaction of shared space in centralized longterm rental apartments.Thirdly,this thesis presents an empirical analysis of the satisfaction model of shared space in centralized long-term rental apartments.The questionnaires were created and distributed both online and offline,and the data collected was examined and analyzed using SPSS 24.0 and AMOS 24.0.Based on the results of the structural equation model,the influence relationships among variables and the paths of shared space satisfaction were analyzed.The results of the study show that: spatial environment,supporting facilities,interaction atmosphere,and management services all have positive effects on shared space satisfaction,among which the most influential is interaction atmosphere;shared space satisfaction has a significant positive effect on residents’ loyalty and a significant negative effect on residents’ complaints;and residents’ complaints do not have a significant effect on residents’ loyalty.Finally,based on the analysis of the key factors influencing the satisfaction of shared spaces,this thesis formulates targeted optimization strategies and improvement measures,mainly including creating a harmonious spatial interaction atmosphere,improving the supporting facilities of shared spaces,improving the environmental quality of shared spaces,and improving the management services of shared spaces,in order to enhance the satisfaction of residents with shared spaces.The research on the satisfaction of shared space in centralized long-term rental apartments described in this thesis has profound theoretical and practical significance.In theory,it enriches the theoretical system of long-term rental apartments and shared spaces and provides theoretical support for the optimization and improvement of shared spaces in centralized long-term rental apartments.In reality,it promotes enterprises to improve the quality of long-term rental apartments and shared spaces from the perspective of tenants’ needs,enhance tenants’ rental experience,and promote the lasting development of the long-term rental apartment market. |
