Since 2015,the domestic floating population has provided a good market demand for the development of long-term rental apartment projects.General Secretary Xi Jinping also pointed out in the report of the 19 th National Congress that it is necessary to insist that “the house is used for living,not for speculation”.Guiding ideology;Premier Li Keqiang proposed "to implement the rent-and-purchase merger and develop the housing leasing market";the Ministry of Housing and Construction [2015] No.4 "establish multiple channels to develop the leasing market";"2016 State Council Government Work Report" establishes rent-and-buy The housing system and the State Council's "Opinions on Accelerating the Cultivation and Development of the Housing Leasing Market" and other policies have greatly promoted the development of China's housing leasing market.In this context,the long-term rental model has experienced a leap-forward development in China.However,while the long-term rental apartments are booming,they also have a series of serious problems that restrict the healthy development of long-term rental apartments in China.Based on this,in-depth theoretical research on the key constraints of the long-rent apartment model,identify and prevent the constraints,and propose the development and operation of the project,which will contribute to the success of the long-term rental real estate project and promote the housing leasing market in China.Orderly development.Based on the above background,the thesis studies the key factors restricting the development of long-term rental buildings in China: the paper first expounds some corresponding concepts of long-term rental apartments;secondly introduces and analyzes some related theories,using literature analysis methods and investigation interviews.The method identifies the constraints that restrict the development of long-term rental development in China;once again introduces the applicability of structural equation model in the research of the thesis,and constructs the theoretical model of the structural equations of the development of long-term rental development in China based on the results of the identified constraints.Hypothesis testing is carried out;then the questionnaire is designed to collect relevant data,and the reliability and validity of the questionnaire are tested.The structural equation model is used for fitting,evaluation and correction until a structural equation model with good fit is obtained.The model is verified,the results of the test are verified,and the empirical results are analyzed.The key factors that restrict the development of long-term rental in China are identified.Finally,the key constraints of identification are proposed to promote long-term rental.Policy recommendations for the development of apartments in ChinaThe paper identifies and analyzes the key constraints of the long-term rental apartment project,and proposes policy recommendations to promote the development of long-term rental apartments in China.It can not only make up for the lack of research in related academic fields,but also provide reference for the practice of long-term rental projects in China.It is of great significance to further improve the long-term rental of real estate in China's new era of “rental and purchase”.
