Since the reform of China's housing system in 1998,the real estate market has been liberated,and the real estate industry has developed rapidly since then,ushering in a “golden age” and gradually becoming a national pillar industry.Its healthy development has a great impact on China.China's real estate companies have obtained high profits through loose credit policies and lower capital costs under their heavy asset operating models.With the rapid development of the real estate industry,the number of real estate companies is increasing and the industry competition is becoming increasingly fierce.The market has gradually oversold from the seller's market to the buyer's market,and there has been a phenomenon of oversupply,and the market has gradually become saturated.In addition,as the country's macroeconomic regulation and control efforts have become more and more important in recent years,the operating pressure of real estate companies under the heavy asset operating model has increased.The past era of high profit margins in the real estate industry is over.The real estate industry is no longer glory.Under the current economic environment,the heavy asset operating model is no longer the best choice for real estate companies.Real estate companies should transform their business strategies.Transitioning to light assets is expected to reduce their capital and operational risks.Light asset transformation will affect real estate companies.It is a choice worth considering.Based on previous studies of light asset operating models and reading related theories,this article selected Greentown China as a case study object to study changes in financial data before and after the light assets transition,and to evaluate the areas in the transformation process that are worthy of recognition.And the inadequacies.This article first analyzes the status quo of the real estate industry first,then summarizes the main problems faced by the real estate companies in China and the necessity analysis of the transformation,as well as the causes and transformation measures of the light asset transformation of Greentown China.Then according to the financial data analysis before and after its transformation,Greentown China's transition,besides its unstable profitability,concludes that its operations,growth and solvency have improved to varying degrees.This paper therefore considers that Greentown China's light asset transformation is successful and worthwhile?...
