Entering the 21st century,with the development of the socialist market economy in our country and greatly improve the level of residents' consumption,the real estate industry is developing rapidly in our country,has become a very important industry in national economy,and is one of the focuses of the ordinary consumer investment hot spots.Will tell from the real estate industry itself,it has the huge investment,long investment cycle,the characteristics of high risk.It's urgently need to be a particularly applicable in practical theoretical method for qualitative and quantitative analysis,so that the development of the national real estate industry in our country to make the right strategy and planning and guiding people to make a rational investment options.Research based on the present situation of the development of the real estate market in China,in the existing literature,on the basis of in-depth study and draw lessons from the domestic and foreign real estate investment risk management studies some of the more mature theories and methods,and combining with the real estate industry itself unique characteristics of the internal and external environment,discusses the meaning of real estate investment risk and the risk of real estate investment process and function.On this basis,the process and method of real estate investment risk identification are summarized,and discusses the function and meaning of real estate investment risk assessment.Research according to the real estate life cycle can take the risk of the investment risk is divided into investment decision stage,the early stage of the construction phase,construction implementation stage risk,rental period,four types of risk factors.And to various kinds of risks include the risk of index factor has carried on the summary and analysis.Research chooses six and yue,sanya city development project as a case study object,on the basis of the research on the development project,combined with the six internal and external environment and its own characteristics and yue city project,chose the main methods of real estate investment risk assessment,from the prophase investment decision-making stage,construction stage,construction implementation stage,rental phase analysis for six and yue existed in the development of city real estate project,the main risks and the causes of,to evaluate significant risk,the actual application of real estate investment risk evaluation method is verified.And put forward risk control Suggestions with the main risk factors in every phase.
