As a kind of professional,socialized and enterprising real estate management introduced from HongKong,the management and service mode of property management has gone through 37 years since 1981.However,with the development of practice and the expansion of the property service market,the relationship between property management enterprises and owners on rights and obligations has not become more smooth and harmonious in the process of running-in and game,the owners satisfaction of property enterprise service has not been significantly improved,and all kinds of contradictory disputes between the two sides are still frequent.It is become one of the most important pain points of people's livelihood concern.V Property Service Company is one of the enterprises with higher property service level in the industry.This paper tries to take V property Company and its serviced residential community as an example to comb the disputes and the countermeasures taken by the enterprises in the process of providing services to the owners.It is pointed out that the current dispute is caused by the relationship which has not been rationalized between the property management agent and the owner exercising the right of co-ownership.The main line of this paper is the change of the right and responsibility and income from the transition of the ownership of the condominium and the separation of the share control right,analyzing the deviation of the relationship between right and responsibility in the course of operation of market subject and mechanism from multiple angles;concluding general characteristics and running status of new residential property management market.Although in recent years the majority of owner's awareness of the rights of property and quality of service requirements are 'constantly improving,but there are still huge obstacles to the owner's rights on performance.If the property management enterprise wants to develop harmonious relations with the owner in the healthy market environment,it must help to remedy the current property service market flaw and the predicament which faces,and adjusts its role localization actively.There is a great disparity between the property market roles,which needs to balance the strong subject objectively.The design of the owners Corporation and the financial account rules from Hong Kong provides a reference for resolving disputes and balancing and restricting market forces between enterprises and owners. |
