Communities are the cells of the whole society, whose harmony is the foundationof the harmonious society. The development and stability of all communities rely on thepolicies of the government, the improved quality of the residents, as well as satisfactorymanagement and quality service of the communal property services. Through betteringtheir service quality, the communal property services can provide residents withcomfortable and convenient life and construct an orderly and harmonious society.Along with the development of housing policy, the real estate industry growsrapidly. Large numbers of newly built residential areas are managed professionally andregularly, which reflects the obviously enhanced life quality of residents. In contrast,life of residents living in out-dated urban communities is of poor quality, which werebuilt long ago without scientific design or adequate public facilities, not to mention themanagement. Problems like messed management and environment, inadequate securityguard, hygiene and utilities appear frequently here. How to unroot such problems andbetter the living conditions in those out-dated residential communities is the urgentissue confronting modern urban construction.In this case, this paper does field studies on communal properties with modernmanagement methods. How the marketization communal properties influences themanagement of communal property industry and residents’ life, how the system ofcommunal property management is established and the quality of communal propertyservices is improved through systematical channels, and what the advantages ofquasi-marketized communal property services are with continuously enhanced marketvalues. |
