With the rapid development of the real estate industry and commercialization of housing, commercial residential community in major cities have sprung up, property management services have come up in people's lives. Disputes between commercial residential community owners and companies have also been concerned.,Because of such disputes and self-perception of the dislocation between them,"property management" has change into "Property Services". While,the conflict has not been resolved but sharpened. With the improment of people's legal consciousness, more and more property services disputes be submitted to the court.On the other hand, as the laws and regulations on property services are not perfect and the varioustis of property services,blind spots and new problems block trial practice. In this paper, I tries to analysis the cause of disputes of property services and its legal characteristics, disputes of the property services cases are classified and analyzed,.combined with the trial in the hot and difficult issues, including legal relations of property services, nature of the contract, legal relations and the effect, applicable law of property service disputes,analyses with "Property Law", "Property Management Regulations" and other relevant laws.,the corresponding principles and solutions of common types of disputes.I expect that this paper will be useful in hearing these cases.This article is divided into eight parts:The first part analys the the causes of disputes from these sides, the Government on the management of residential quarters there is "absence" phenomenon, property management system has yet to be perfected; Owners Committees are in difficult circumstances and lack of norms; lack of effective communication make the conflict becomes become more significant; real estate and property management market is not standardized, and a few developers or property management companies pursuing profit maximization and monopoly. The second part discusses the changes from "Property Management" to "Property Services", the distinction between "property management" and "property service". The third part discusses the specific characteristics of the subject, complaints and litigation competition.. Part IV lists the major cases of property disputes type of service.. The fifth analys the status of the fubjects in legal relations of property services. Part VI argues the nature ,legal relationship and effect of property services contracts. VII describes the application of the law about property servise disputes. Part VIII analys the common types of property service diaputes on trail practice,raise the principles of management and corresponding solutions.
