A Research On The Service Quality Of Community Property Management Company

With the continuous acceleration of the urbanization process in China， thegeographical scope covered by the community more and more wide. As the fundamentalunit of modern society, community is the most important places of the residents’ leisureand life. Property management companies that have a higher level of service and quality isan important guarantee of community harmony. So that building property managementcompanies that have a higher level of service and quality has a very important significanceto build harmonious community.The data of the paper comes from the survey of residents’ satisfaction to thecommunity property management company in Wuhan and Tianjin. Using the model ofOrdered Logistic and Ordered Probit carried out a systematic analysis of several variables.The results show that:(1)Committee of property owners play an effective role inimproving residents’ satisfaction to the level of service, quality of property managementcompanies and improving residents’ satisfaction to the cost-effective level of service,quality of property management companies.(2)The high level of property managementfees lower residents’ satisfaction to the level of service, quality of property managementcompanies, but haven’t significantly affect residents’satisfaction to the cost-effective levelof service, quality of property management companies.(3)The community residents wholive in high housing price are more satisfied to the level of service, quality of propertymanagement companies and more satisfied to the cost-effective level of service, quality ofproperty management companies.(4) The community residents who live in communitythat have more people are more satisfied to the level of service, quality of propertymanagement companies and more satisfied to the cost-effective level of service, quality ofproperty management companies.(5) Effective supervision committee of property owners,electing committee of property owners openly and fairly, making the operationalprocedures of committee of property owners more reasonable, making the work ofcommittee of property owners more open and fair, making the operating funds ofcommittee of property owners more adequate, reducing acts of corruption and bribery ofmember of the committee of property owners can make committee of property ownersmore effective.
