| With the continuous advancement of the urbanization process in the interior of China,the problems of residents' travel difficulties and uncoordinated urban development are very prominent.The development of subway lines is undoubtedly an effective means to ease urban traffic and promote the intensive development of urban land.At present,there are long-term problems in the development of urban subways,and the government is facing enormous financial pressure.By consulting relevant domestic and foreign data,it shows that the MTR Corporation's "Metro + Property"model can effectively apply the TOD concept to the development of urban rails,integrate urban land planning and development,and provide an effective rail transit solution for cities.The aspect can relieve the financial pressure of the government.On the other hand,it can also play a role in improving the urban land development structure,grooming the population of the main city,and promoting the economic development of the city.This article starts with the study of the effectiveness of MTR Corporation's "MTR+Property" model,analyzes its rationality and reasons for success,and sorts out possible bottlenecks in domestic urban applications,aiming to find a suitable city in China.To develop the status quo of the subway development model that can be effectively combined with the development of urban rails in China to improve the development efficiency of domestic urban rail transit.After an in-depth study of the MTR's "Subway + Property" model,and comparing the effect of the implementation of the four subway lines using the"Subway + Property" model,it was found that the application of the "MTR +Property" model for the MTR is mostly from the subway.Starting from the spot business,the Shenzhen No.6 and Foshan No.2 lines with the best development are only eyeing the development of the "belt" of the land along the subway.There is no significant conversion effect of the passenger flow.The subway is for urban land.The problem of planning is not obvious.Based on the PPP financing model,the article proposes the concept of TOD as the guiding ideology,and the "subway+property"model is an "environmental" shaped rail transit development strategy for effective handling.In other words,the land within the 500-meter-radiation area of the subway station will be coordinated and planned,the commercial layout and real estate development will be carried out reasonably,the passenger flow will be effectively transformed,the value-added of the surrounding land will be increased,and the overall development of the urban area will be promoted.This paper regards linkage development as the main model for the construction of urban rail transit by local governments,proposes the combination of the PPP model and the use of surrounding land values,and has a certain degree of novelty.At the same time,it provides a localized development for the MTR Corporation's "subway + property" model,The effective solution to the problem provides a reference for the development of urban rail transit and has strong practical and theoretical values. |
