| In recent years,with the increasing proportion of the elderly population,the pension pressure for the elderly population increases in Shenyang City,which has entered the stage of rapid development of aging.On the one hand,with the changing of population structure and social concept in China,the option for elderly care also changed,and the demand for elderly care diversified.On the other hand,with the rise and development of old-age real estate,more and more problems have emerged,and how to develop old-age real estate in a healthy way has become the issue that we need to pay more attention to.This study defined and analyzed the influencing factors of the customer satisfaction for old-age real estate in Shenyang City,on the basis of analyzing the typical theoretical model and influence factor of customer satisfaction and combining the actual situation of old-age real estate.Based on above study,the satisfaction model of old-age real estate was established,and divided the affecting factors for household satisfaction into individual factors,such as price perception,housing characteristics,property management,facilities and environmental factors.Trying to make the customer satisfaction as a study starting point,and on this basis we introduced the structural equation model(SEM)to construct the structural equation for the interaction among the variables,as well as to analyze the affection of interaction and degree of influence among the variables.Finally,the influencing factors on residents' satisfaction of old aged real estate are listed from largest to smallest as follows:price perception,housing characteristics,facilities,property management,environmental factors and individual factors.The overall quality perception has the most significant impact on individual perception for residents' satisfaction;the construction quality is the biggest influence on the housing characteristics residents' satisfaction,and the barrier free design and apartment structure are also important;the handling of complaints and the property fees have an obvious impact on the property management residents' satisfaction;about facilities,the medical nursing facilities is the most significant factor on residents' satisfaction,followed by cultural and entertainment facilities,municipal utilities also have a great impact on housing satisfaction;regarding to environmental factors,convenience traffic is the most concerned factor,followed by the community natural landscape,which revels the expectation of old-ages to live in a community with well-design,equipped with medical facilities,beautiful environment,convenient transportation,shopping convenience and culture entertainment facilities.According to the results of the analysis,measures and suggestion were proposed to improve the old-age real estate residents'satisfaction in consideration of the construction quality,medical care facilities,residential space design and cultural entertainment.This study selected four old-age real estates as samples in Shenyang City,and they are colorful Sunshine City,Listen to Rain Guan Lin Creek Mansion,Happy living in flourishing age and Hezhong younian Pension town.By taking the method of random sample questionnaire survey on residents,as well as using SPSS20.0 software to process the collected data through descriptive statistical analysis and validity test,and also combining with the AMOS22.0 software to process the data as model fit,correction and analysis,finally the coefficients are obtained by software procession,and then evaluating the interaction among the variables and verifying the hypothesis of the theoretical model,and calculating the level of old-age real estate residents' satisfaction in Shenyang City.Then according to the result of model analysis found out the main factors affecting the real estate pension residents' satisfaction,to give suggestions on how to improve the old-age real estate residents' satisfaction,and to provide a new thought for the healthy development of the old-age real estate in Shenyang City. |
