Real estate as an important pillar industry of local economies, the market faces increasing competition, vicious competition within the industry also makes a lot of high-quality real estate companies can not effectively expand market share. In this context, real estate companies how to win customers to obtain a market, how to increase customer satisfaction so as to enhance the core competitiveness of enterprises around the real estate business should become an urgent problem. In this paper, we make a sample collection area in Changchun, in satisfaction based on the theory. From two angles defining the impact the real estate industry customer satisfaction factors, and accordingly establish the real estate industry in Changchun customer satisfaction factors theoretical model. Model to the individual special, price perception, architectural features and environmental factors as independent variables, customer satisfaction as the dependent variable, and conducted basic assumptions. Focused on the urban fringe considered rural residents demand for housing, and make in-depth analysis. Through questionnaires in the form of data collection and use SPSS and AMOS software on the data collected for statistical analysis to verify the correctness of the model and the empirical analysis effectively.Article’s findings mainly attributed to the following aspects:(1) the real estate industry in Changchun customer satisfaction studies, architectural influence factors on the degree of customer satisfaction, followed by the perception of price and environmental factors, individual characteristics of the client satisfaction degree of impact is weak.(2) more emphasis on customer Changchun area of housing construction quality, building body appearance and layout design and other architectural elements, but also concerned about the sale of property services, the park surrounding greenery and living environment.(3) Changchun comparison of income and housing prices customers will affect the willingness of consumers in the purchase, will produce for the purchase of the house is allowed to influence their satisfaction, the enterprise should be within the scope of reasonable prices make the necessary adjustments to establish different levels of customer groups, the commodity price increase customer awareness.(4) With the development of Changchun city, while in the pursuit of high-quality, environmental factors also become the main factors affecting customer satisfaction, business and government should vigorously strengthen the construction of public infrastructure, enhance greening and protection of the natural environment.
