With the acceleration of industrialization and urbanization of China,urban land utilization is facing enormous pressure of space and environment,and the contradiction between man and land has become increasingly prominent.As the value judgment standard of the land market operation and the most sensitive indicator to reflect the relationship between land supply and demand,the land price can reflect the current situation of urban land use in time,land type change,the level of economic development and trends of urban development.Deeply study the urban land price and land utilization and the internal distribution of the relationship has great significance on improving the level of scientific management of urban land in China and on promoting the healthy and sustainable development of urbanization and evenThis study is based on the National Natural Science Foundation of China,"research on the law of differentiation of multi-scale urban land price"(2015~2018 years,number:41471090)、Hebei Province Natural Science Fund Project,"regional land price system structure optimization and reasonable value domain research"(2015~2017 years,number:D2015205225)and Hebei Normal University doctoral fund project"Beijing-Tianjin-Hebei city land price coordinated development:spatial pattern,regional differences and impact mechanism"(2016~2018 years,number:L2016B14).On the basis of summarizing and analyzing the theory and practice of urban land price and land intensive use potential evaluation at home and abroad;taking the county units of Hebei Province as the research object,on the study of city land price,combined with the land price data and GIS spatial analysis technology to establish the digital land price model,through the establishment of land price profile to explore the spatial distribution law of business land price,residential land price and industrial land price;In the research of the land's intensive utilization and potential,from the use of strength,growth and consumption,sustainability,investment intensity,output efficiency,and management performance to build the six-aspect evaluation system,according to the system clustering method,the types of the land's intensive utilization and potential of the county-level unit cities in Hebei Province are classified;by constructing the model of coupling coordination degree between urban land price and intensive utilization of land,and combined with the actual situation of county units in Hebei Province,we will divide the type of coupling and coordination between city land price and potential index of intensive land utilization into five types by using the spatial autocorrelation method,and we will study coupling coordination spatial correlation between city land price and intensive utilization of land.We can get the conclusions through the analysis:(1)In the study of urban land price,from the overall perspective,the spatial distribution of urban land price in county level cities of Hebei province is relatively large and presents the characteristics of "the center of each district is driven,and the surrounding counties and cities develop gradually",urban land price peak areas are in Hebei Province,11 prefecture-level municipal districts and Dingzhou,Sanhe and other individual economic development level of the county(city),land prices depression area in the various cities around the center of the central radiation affect the economic development of poor counties(cities).From the perspective of different types of land price,among commercial land price,residential land price and industrial land price,residential land price fluctuates greatly,followed by commercial and industrial land price.From the perspective of spatial distribution,the low value areas of commercial land price,residential land price and industrial land price appear in the northwest of Zhangjiakou,and the relatively low land price is located in the area of Hebei Province,high value of land area appears three southwest-northeast of the premium uplift zone.From the perspective of local distribution characteristics,in the 6 section of the land price in Shijiazhuang-Baoding-Langfang-Chengde and Shijiazhuang-Tangshan-Qinhuangdao direction of the greater volatility of the two land prices,other changes in the direction of more stable.(2)In terms of the research of intensive land utilization and potential,from the whole point of view,the overall level of land saving and intensive utilization of county units in Hebei province is generally low,county cities and counties of intensive utilization of low level and completely extensive utilization account for 48%of the total number of counties and cities,and the intensive land utilization has a larger space for improvement in the future;from the space point of view,the level space of land saving and intensive utilization has large differences;affected by the regional conditions,the land shows different levels of intensive utilization which gradually increases from northwest to southeast;from the perspective of the index system,the synergistic balance of land conservation and intensive utilization is weak and the level of overall management is low,and they are to be further improved.(3)On the research of the relationship between urban land price and land intensive utilization potential,on the whole,The coupling coordination degree among commercial land price,residential land price,and industrial land price and land intensive use in Hebei county level city is relatively stable.The distribution characteristics of "small agglomeration and large dispersion" are presented,and the type of coupling coordination is based on coordination type.Commercial land price coordination type counties(cities)accounted for 64.86%of the total,residential land price accounted for a total of 57.43%,and industrial land price accounted for the total number of 89.19%.From the perspective of the different uses of the land,the coordination degree between industrial land price and land intensive utilization is the highest,followed by commercial land price,and coordination of residential land price is the worst;from the perspective of spatial correlation,there is a significant positive correlation between land price of county unit cities of Hebei Province and coupling coordination of land intensive utilization potential,and the spatial units with higher coupling(or lower)level have significant agglomeration effects and interdependences in the region. |
