Living is the most basic life needs of people,but also one of the fundamental security of life.As the main body of demand in housing market,the influence of population on housing demand and housing price can not be ignored.Throughout the process of urban housing system reform in China,from the implementation of the physical allocation of public housing to the realization of housing commercialization,socialization;To fully monetize housing distribution,and to make most families have the ability to buy or rent commercial housing.The policy change of housing supply system in our country is based on the level of social and economic development and the change of people’s demand for housing.Therefore,it is necessary to base the The current situation and changes of population and housing market,through the correct understanding of the impact of population structure on the price of commercial housing,explore the mechanism of imbalance between supply and demand of commercial housing,and study the transmission mechanism of commodity housing price under equilibrium conditions.To promote the healthy development of the housing market to provide a research paradigm..In this paper,Anhui Province is taken as the research object,and based on the panel data,a multiple linear regression analysis model of the influence of population structure on the price of commercial housing is constructed,in which the price of commercial housing is set as the dependent variable.Three indicators of population sex ratio,child dependency ratio and elderly dependency ratio reflecting the natural structure of the population and the size of household households reflecting the social structure of the population are selected,and the proportion of persons engaged in the secondary industry per 100,000 people with college education or above is selected.The four indexes of the proportion of personnel engaged in the tertiary industry,a total of seven indicators as independent variables;Control the level of economic development,social development,interest rate level and commercial housing supply and other factors.Take a step by step The method of step regression analysis is used to carry on the empirical research,and finally it is concluded that the imbalance of population sex ratio has an important influence on the price of commercial housing,and the ratio of population dependency has a significant influence on the price of commercial housing.The miniaturization of household size promotes the rise of commodity housing price and the increase of the proportion of population engaged in the tertiary industry has a positive impact on the price of commercial housing.Combined with the empirical results,this paper puts forward some reasonable suggestions from the aspects of advocating natural newborn sex stable housing market,properly controlling population dependency ratio,reasonably developing and constructing housing types,reasonably and scientifically guiding urban industry and population agglomeration and increasing residents’ income.
