The housing is the most basic material foundation for the survival and development ofhuman beings. To possess a set of one' s own house is the desire of both individual and family.However, the real estate industry nowadays in our country is going more and more far fromthe reality of the economic development and the population fact. The unreasonableconstruction of the residential housing neither help to enlarge the domestic demand, nor goodfor keeping balance of the economic framework. Even worse, it might cause the social crisis.The population condition affects greatly the running of our real estate market, whichcould be manifested by the population size that could make direct effect to the generaldemand for housing, and the aging trend of the population needs both the inside and outsideenvironment of housing to conform to it, and corresponding adjustment is desired since thefamily structure has gone through change to some extent.From the point of view of market demography, the author makes analysis in this articleon the demand for residential product in our country now, dividing the population factorwhich could work on the demand for housing into three main parts, that is: the urbanpopulation scale, the age structure of urban population and the urban family framework. Theauthor would make specific discussion on each part, advancing the resolutions that toconstruct public residential system, build apartment specific for the old people, vigorouslydevelop median and mini areaed housing commodity.The article takes the theoretical analysis as a foundation, with the demonstration analysisas the key point, tries to retort the present erroneous marketing concept on the production ofhousing commodity, to harmonize the supply to the demand and avoid the phenomenon thatmassively vacant houses coexist with people's housing anxiety.
