| With the rapid development of urbanization in China in recent decades,the residential buildings have undergone a period of extensive development.The residential buildings in the1980s--1990 s constitute the main body of housing stock.It is difficult to match the requirements of residential buildings and use due to the renovation of residential construction standards and the decline of the quality.In recent years,China has promoted the renovation of existing residential buildings from the national level,and has made progress in terms of policies,technologies,standards,etc..But in the face of a large amount of existing residential building stocks,more targeted and systematic methods of transformation,more scientific and efficient transformation methods are particularly important.Based on the above background,this paper is aimed at improving the functional quality of the existing building envelope system,combining investigation and analysis to sort out the needs and influencing factors of the transformation at each stage.First of all,First discuss the factors that affect the decision-making of building quality improvement,which are divided into the building itself and external factors: discuss the building’s own performance quality through research.According to a large number of actual surveys,drawing studies,standard investigations,and surveys of residents’ spontaneous reconstruction projects,the existing building settlement system in each period was summarized.Typical practice,and then classify the transformation requirements against the standard specifications,and initially distinguish the basic needs for transformation and higher-level requirements;Through analysis of transformation practice cases,project planning,and policy documents,understand the planning,design,and financing of various projects;by combing the normative evolution,transformation technology,and historical culture.Based on the above analysis and summary,determine the influencing factors that promote or hinder the transformation decision,identify the main decision factors for the implementation of various transformation projects,analyze the correlation between the transformation decision and the influencing factors of all parties,and divide the staged requirements for transformation.Then,collect domestic and international transformation cases,According to the project focus,it is divided into many aspects of energy-saving and greening,safety performance,aesthetic repair,plane function,accessibility improvement and so on.The transformation strategies are classified according to the transformation priorities in order to form the envelope system transformation strategy library,and try to analyze the main reasons for its implementation and the source of implementation difficulty,so as to provide a clear and specific transformation method for phased improvement.Finally,in combination with the building’s quality requirements and multiple factors affecting the implementation of the decision,the existing residential area reconstruction work is divided into three stages: basic improvement,optimization improvement,and special improvement according to technical difficulties,planning and design,and reconstruction needs.Based on this,combined with the strategy library,it will correspond to specific and reasonable transformation methods for each transformation stage of the existing building envelope system.Finally,a sample of typical residential houses in Dalian was selected,and trial design was carried out according to the transformation strategy selected during the promotion phase.Summarize the typical characteristics of the existing building envelope system in Dalian,and provide a reference for supplementing the basic information of the reconstruction work;consider the decision-making of the reconstruction through multiple influence factors,and provide a more objective and comprehensive thinking dimension for the planning of the reconstruction plan;combined with the "type" dividing the transformation phase is conducive to improving the construction of the scientific transformation system.It is hoped that this study can expand the ideas for the reconstruction work of the existing residential building envelope system in the future. |
