| State-renting house is a type of property leased by the government during the period of private housing socialist transformation in 1950 s.It has now become the main type of directly-managed public housing and an important component of the architectural style in today’s historic district.But most of the state-renting house is a "miscellaneous courtyard" with crowded living,dilapidated environment and prominent contradictions.Taken the problem as the guidance and the time as the main axis,the generation,evolution and the present situation of the state-renting house are researched in this paper,which finally propose the utilization countermeasure of the directly-managed residential public housing in nowadays historic area.Based on the literature research on the background of private house renovation,the first chapter points out that in the early stage,the state-renting house is a quasi-public product with social security as the main goal.Chapter two and chapter three respectively study the evolution process of material space and policy management of state-renting house.Firstly,the evolution of physical space and living conditions is divided into three stages.Secondly,the corresponding evolution of property rights policies and management systems is analyzed.Finally,the internal logic that leads to the deterioration of the spatial texture,building quality and social structure of the rental houses in the historical blocks is revealed.The fourth chapter is the investigation and research of the current situation.Based on the investigation and analysis of the historic areas in Nanjing and Beijing,the value,current situation and problems are revealed through literature analysis,current situation investigation and interviews with residents,development companies and management departments.The fifth chapter studies the utilization countermeasures of the directly-managed residential public housing in the conservation and regeneration of current historic areas,and proposes three specific countermeasures,including system reform,management refinement and resource optimization,in order to restore its social security attributes. |
