Research On The Conservation And Regeneration Of Residential Historic Conservation Area Of Industrial Heritage

The workers' residential areas which built in the early founding of our country are widespread in traditional industry cities.After demolished and redeveloped at a great quantity,the historical and cultural value of these areas has been a concern gradually in recent years,so some areas were protected as industrial heritage or historic conservation area.However,the value recognition of these areas are being undervalued in public,as well as there are few researches on specific conservation and regeneration methods.So,residential historic conservation area of industrial heritage are chosen as the research object in the study.First,the historical and cultural values are arranged from the process of construction and development.These areas are the reflection of the housing planning model of the Soviet Union,they are the first modern residential building with large-scale and standardized construction in China,as well as the exploration of the planned economic system and social welfare system,which have a far-reaching impact on the housing construction in the later period of our country,so it is of great significance to conserve these areas.Then,through the investigation of the historic conservation area of First Automobile Workshop in Changchun,Tiexi workers village in Shenyang and Jianxiang diesel engine factory in Hengyang,the common problems such as the aging of the buildings and facilities,the lack of the independent kitchen and sanitation facilities and the remarkable trend of aging show that it is urgent to improve.Based on the value and existing problems of these areas,combined with the protection requirements of historic conservation area and the experience of the same type block at home and abroad,the appropriate methods of conservation and regeneration are studied from the aspects of material environment,society and management.In the aspect of material environment,the core area and the construction control zone,the classificated conservation of buildings,the infrastructure and so on are discussed,including the historical features should be conserved of the original buildings,the facade of the officially protected monuments and sites as well as the historic buildings should not be demolished in the process of utilization.The townscape of these areas should be maintained in the new buildings through the control of color,material,volume,proportion and facade,modern material could be used in part position.These measures are made to protect the authenticity and integrity of these areas,and improve the living environment as well.In the aspect of society and management,the measures of building a stable policy environment and long-term management mechanism,continuing the living function and improving the public service facilities as well as improving the function of community service are discussed,in order to maintain a stable social structure and enhance the inclusiveness of these areas.Through above discussions,the conservation and regeneration methods that being directed against these areas are summarized.Finally,the practical application is summarized with an example of the conservation planning of historic conservation area of Jianxiang diesel engine factory in Hengyang.
