Due diligence is an important premise and basis for investment institutions to carry out investment activities,and investment institutions in the process of investing in real estate development projects,because of the professionalism and particularity of real estate development projects,often the quality and professional requirements of investigators are relatively high,the need for higher experience in engineering management,so investment institutions will usually entrust third-party engineering due diligence companies to the real estate development projects in different aspects of the project to carry out engineering due diligence work,in order to avoid their investment in real estate projects after the risk.Real estate A project after the completion of the main structure,an overseas fund investment company intends to carry out 100%acquisition of the project company,and the only business activity in the project company is the development of A project,so the a project risk assessment is the research object and focus.And through the A project project due diligence risk analysis,but also conducive to the follow-up of other real estate investment projects,has practical significance.This paper analyzes the characteristics and risks of Engineering A project in the due diligence process.First of all,the risk list and expert scoring method to identify the risk of A project in the due diligence process risk indicator factors,identify the organizational management factors,policy and regulation factors,economic factors,technical factors and environmental factors five categories,while specifically identifying 20 major risk factors.Then,based on the model of hierarchical analysis,the risk factors are identified in a quantitative manner,and 10 of the most critical risk factors are identified,which account for more than 85%of the total score,thus facilitating the engineering cost due diligence team to identify the key risk factors identified in a short survey cycle,analysis and corresponding countermeasures,to provide investors with decision-making basis,The corresponding emergency measures are put forward so that the whole investment activity can be successfully realized under the expected rate of return.Through this research,it is of good reference value to identify the key risks in the engineering due diligence work of real estate projects in the transfer process,and to avoid and control the risks.
