The development of China's real estate has experienced three special stages.The first stage was before the mid-1990s,it was a stage of welfare-oriented housing distribution which was distributed by the government.The second stage was the stage which happening the development of commodity housing in the first decade of this century.The third stage is the parallel development stage of commodity housing and various types of building complex after 2010.From the perspective of social economic development,the rapid development of building complex will be an inevitable result of urban regional expansion,urban population concentration,and self-needs of daily life.The synthesis project is a collection of real estate buildings.Its functions include hotels,offices,supermarkets,residences,administrative services,and daily entertainment.It is also called HOPSCA.A successful HOPSCA project needs to start from every detail of project location,planning,design,construction,attract investment,operation,and also investment and financing,so that it can achieve the effective management and fine management in order to gain the desired results and investment income.In all the above phases,the design is the most important part.It is a connecting link between the preceding and the following,and also plays a key role in the future sales and attract investment.It will bring important and long influence to the future operation and maintenance.However,the traditional 2D design has its own insufficiency,and it cannot completely reach all aspects and solve all the problems of the complex architectural design.Therefore,this article will introduce following functions in BIM technology:Co-Design;Modeling visualization;Collision detection;CSD and virtual wandering.To use the above functions,the HOPSCA project is optimized in the design stage to make the design results more collaborative and reasonable,and to avoid any rework and changes during the construction phase,which lead to the smooth operation of HOPSCA project.Through the regular operation method of current BIM optimize design,in this article,we will collating information for BIM design optimization work and its achievements in HOPSCA project,then using the AHP(analytic hierarchy process)method to weight calculating the impact indicator of BIM design optimization,in order to establishing index evaluation system.In the end of the article,we take the project of" H City Tourism Distribution Center" as the studying object,obtaining the relevant BIM analysis report and optimization drawing through the creation of the project model.Finally,the 2D drawings results and BIM optimization results will be compared and be scored by multiple experts,to evaluating and validating the BIM designed optimization effect of the studying project,in order to confirm the effectiveness of the BIM optimization design.
