With the rapid development of domestic economy,construction,heavy industry,transportation and other industries have also grown.Due to the characteristics of the industry itself,a lot of resources need to be consumed in the operation process.In recent years,the climate is gradually warming.The use time of buildings is long.In this process,all kinds of resources need to be consumed.At the same time,the impact on the environment is long-term.Based on the characteristics of the industry,the State advocates the construction of green buildings,and sets the development goals,so it also changes the development direction of the domestic real estate industry.In fact,as early as more than 10 years ago,China began to advocate green building,and has made good achievements in all aspects,Green building has also become one of the key topics in the research field.With the active cooperation of universities,relevant enterprises and scientific research centers,China's research level in this field has reached the world level,laying a solid foundation for the future development of green building and the construction of corresponding industrial chain.Although scholars at home and abroad have carried out a lot of research and development in this field,and also deeply analyzed the impact of the whole life cycle of green buildings on economic benefits,which proves that this kind of buildings can bring huge economic benefits,but most of the domestic real estate development enterprises have not directly involved in this field,they all hold a wait-and-see attitude.First of all,this paper defines green building,expounds its characteristics,and analyzes the current development status and evaluation standards at home and abroad.Secondly,basedon the total life cycle cost benefit theory,based on the perspective of real estate development enterprises to the development of the green building process,namely,design decisions,construction and development,sales and the late operation stages,respectively for each phase of the incremental costs and incremental benefits in-depth discussion,considering the time value of money through the net present value index calculation whether excess profits.Thirdly,this paper takes a project in Qinhuangdao as an example to analyze the excess economic benefits gained by development enterprises in the process of building and operating green houses through questionnaire survey.Finally,the conclusion is drawn and some Suggestions and countermeasures for improvement are put forward.
